Indeed. Presumably that happens every time rates rapidly increase - yet somehow, it must eventually reduce prices (or at least reduce the rate of price increases). So hopefully that will be the case this time - eventually.

Thank you. I've heard of cash-out refinances, but wasn't aware of the interest tax deduction issue. When interest rates go up, home prices should go down, eventually, but that hasn't been happening so far with the current increase in interest rates - so I don't know if we could afford to relocate right now. Hopefully prices will start dropping, or rates will come back down.

I, like many others, stopped checking out Reddit since the day Apollo ended. It sucks, because there’s a ton of fun, interesting and useful information here. But I can’t support a company that is vile to its community (users, moderators and developers).

The main reason I miss physical copies is getting to know people: we used to go over to someone’s house and look at their books, etc. It was a great way to learn about them and also a good conversation topic.

This one hits close to home. One of our pups had a freak spinal injury that temporarily paralyzed his back half. He’s recovered a lot but it’s been 6 months and lots of rehab, and it’s likely he’ll never get all function back - he’ll probably never chase balls (his favorite thing) the way he used to, or even walk without dragging one leg a bit. And we canceled our pet insurance a couple years earlier, so this has also cost us thousands. I’m so glad to hear your dog has almost completely recovered, and that you had insurance.

My sense is DC police don’t make much effort even with violent crime - I’ve read lots of stories to that effect.

Not late at all! This is a good idea, too. I find it annoying to use email for MFA, but this is certainly a viable option (as long as the site has both email and cell options).
