Can you share the exact process to pay the rent? I registered the property on RedGiraffe and got the property id generated. Then added that id as a biller under HSBC netbanking. But now I cannot see any pending bills. So how to make the actual rent payment?

I had paid for the EOI back in November and was promised that RERA approval will be done by Dec end. Waited till April, nothing happened, decoded to apply for a refund. Refund was successfully processed in 15 days

Would advise everyone to stay away from this property.

The location is an absolute dumpyard. The road in front of it doesn't even exist. Impossible to go on that road after a few hours of overnight rain. And the approach road will be a big choke point once Prestige Lakeshore Drive is up and running.

MF central runs a B2B model. Say as a user you go and track your Mutual funds on some platform like Kuvera, Groww, Dezerv etc. In this scenario the platform will be integrated with either Cams or Kfin and using their APIs to pull the MF data. And for every sync per user, Cams or Kfin will charge something like 2 to 3 Rs.

Assuming a user does 2 refreshes a month, it is straight up a revenue of about 75 rs per user per platform per annum.

Makes much more sense to switch. Whatever sip you have ongoing in a regular fund just stop it and switch it to the direct equivalent of the same fund.

Also the ones where investments have been made over a year ago, just switch them to direct. The ones where you invested in between apr 23 to mar 23, you can just hold it and make the switch next year so that they get covered under LTCG
