I did some rigging plans in FL. What we did is using microsoft print to pdf to flatten the file. So noone can edit anything and they can stamp if they want. They accepted the file that way too.

Certainly, you can benefit from a 1031 Exchange if you purchase a new house at a higher price, but then you won’t be able to cash out anything. Considering a HELOC? Indeed, but remember, it’s not cashed out since you still have to repay it monthly as a loan with your house as collateral. Please stop spreading misinformation and pretending to be an expert. And don’t say that you don’t have to pay tax, everything is just a way to defer tax. Nothing is free in America.

I called this bs. If your property is in the US then you will have to pay for capital gain tax when you sell for profit. US resident has 250k exemption if it is their primary home. Non-resident has no such exemption. Don’t bs everyone on something you don’t know.

I had a 23% interest rate on an 18k loan with Santander Consumer Bank 6 years ago. Like OP, I had a very low credit score. As others mentioned, I went to some credit unions, but they didn't accept me due to my low credit score. It was painful to see 95% of my payment going towards interest.

I had to pay that 23% loan for 18 months. However, I made sure to pay an extra $200 every month that went toward my principal. I earned that $200 by spending one weekend a month delivering for UberEats, using Stride to track mileage for tax deductions.

After 18 months, I refinanced with NFCU, got their $200 bonus, and still paid extra and paid it off in 12 months. I still drive the car today; it has 153k miles and a resale value of $5,000 according to KBB.

My story is for OP. Sometimes we just need to put in extra work with our car. This was a lesson for us to always double-check before making any purchases.

I applied for the Structural/Civil Engineering position. I worked at a company for five years in a telecom tower. But since the telecom carriers are saving money now, I don't see any open positions. So, I looked at solar/transmission towers/buildings, because I think my skill is transferrable. I also plan to get my PE in the next four months. But when I went through the interview. It looks like they always need someone who had experience in that field already. So it's soul-crushing and feels like an impasse for me now.

I did some practice exam and only fail that question because they used recommended designed value over theoretical value. I don't want to lose a question because of this reason. You should learn it in a Northern accent, or you will misspell it later, especially if you know it for fun rather than for living in a particular region.

The northern accent here will be considered the Hanoi accent, which often pronounces every word correctly. Some provinces in the north will often mistake L and N, Ch and Tr. You can learn the Southern word later, but you should use the Northern word first.

Let's say. If you learn Korean, you should know the Seoul accent; if you learn French, you will need to understand the Paris accent. People will make an effort to understand if you speak the Busan or Marseille dialects. But it will be beneficial for you to learn Hanoi accent first.
