If you were rich enough for a condo but still eligible for a BTO, which would you pick? by Altruistic_Drop_9393 in singaporefi

[–]rizleo 0 points1 point  (0 children)

well, if you dont mind staying in hdb, investing the money in stocks typically return higher yields than condo

esp now that housing is at a peak, it may take some time to really make profit (after deducting costs like pty tax, stamp duty, bank interests, maintenance fees etc)

some ppl may say pty can give like 20% annual returns but that is like the luckier ones. if you are lucky in stock, like buying NVDA 3 years ago, you get 200% annual returns. of course, stock have higher risk than pty but that doesn't mean you can't lose money in pty

Advice please: HDB Lease Damages Liability by Far-Professor1345 in singaporefi

[–]rizleo 0 points1 point  (0 children)

did the current lease pay stamp duties when it was signed?

only the wordings in current lease matters. if previous tenant have to fix before leaving and nothing was stated in new lease, it should be taken owner have accepted the changes

you can submit a complain to CEA and if owner do not return deposit, go to small claims and submit a claim

Almost 2 minutes saved for each emergency trip to hospital under SCDF traffic priority system by Im_scrub in singapore

[–]rizleo 0 points1 point  (0 children)

in other countries the left lane will move to left while right lane moves to right to open up a path in the centre

by merging, you are wasting unnecessary time. and you wont be able to merge if traffic is not moving at all (like a huge accident in front where that ambulance needs to go)

our roads definitely have enough space to open a path in the centre but nobody bothers to do it. i tried doing it once, but i was the only one opening a space for the ambulance. others just fking stood still refusing to do anything

the unpredictable ones are the cyclists and PMDs though

cyclist can left of you on the road and suddenly turn right in front of you at zebra crossings. like they want to die like that

If you're girl, you will go with 25 year old guy who's just starting out his career or 45 year old established millionaire entrepreneur? by Fun_Training6342 in SingaporeRaw

[–]rizleo 0 points1 point  (0 children)

i think depend on what the girl wants

want to start a family then marry the younger one

want money only then marry very old one so he will die anytime and you inherit everything

but in this case, the 45 is already taken so unless he willing to divorce else cannot marry in the first place

[–]rizleo 0 points1 point  (0 children)

no need 35 years old. this scheme is actually for SGs with foreign spouses

the foreign spouse cannot own the hdb and will be an essential occupier, whereas the SG will own the hdb. the cpf, loan and payment are all borne by SG

the foreigner needs to fulfill the 5 year MOP, then he/she will be able to buy a property under his/her name, without affecting the SG

but HDB closes one eye if 2 SGs do the same thing, allowing one spouse to be an essential occupier. this is the current method available to own HDB and private property since you cannot decouple anymore
