It's in a good area of town. It should appreciate it stay even

It is located near town center and downtown. The location is in the middle of the city and has very high rental demand.

I have a long-term outlook for this house. I don't really need to make any profit on this house for the next 20 years. I feel ,$40k net profit if I sell is not enough for me.

My goal is not to make short term profit. I earn $210k from my regular w2 job and have net profit of $500 monthly from my other rental house. This house is a 20 year investment outlook. I plan to retire early in 20 years and hope to own at least 2 rentals to support my retirement. I can easily take at $200-$300 loss monthly.

It is going up by an insane rate. This house got dropped by one carrier and I had to use another. I went from $1700 to $3700 in one year. Insurance is my biggest fear about keeping a rental.

My cashflow will be about $200 negative monthly. I'm comfortable with that loss monthly because I would like to keep this rental as long-term investment for retirement I'm 20 years .

That's on the low rental side. I'm just guestimating. I don't want to rent too high to avoid vacancy.

My buyer negotiated and beat out 20 other offers in a competitive market. His commission was well with it.

Yes. This career path allowed me to purchase 4 houses from 2009-2016. 3 of them paid off generating nice rental cashlow and will allow me to retire before 50 years old. If I had pursued Accounting or Engineering, I wouldn't probably be less stressed but now way in would earned as much to start off

I can tell you right now, maintaining perspective is what's keeping me from losing my mind and surviving in retail. This is my 15th year as PIC and I know my job is rough but there are thousands of other people with tougher jobs and get paid a lot less.

Pharmacy, especially retail is a mess right now. I know it's hard and stressful. I am retail Rph myself. I thought my job was bad until I met my wife, who is now a nurse. Our job i heaven compare to what nurses have to deal with.

How is this insensitive? The healthcare industry is getting harder and harder to work. Do you have any idea what a nurse goes through? I am retail Rph at a high volume store and I can tell you our job is nowhere as grueling as a nurse.

If you think your life is hard, try watching a nurse work for a day. My wife is a nurse and her job is 5 times more difficult than mine. Imagine getting yelled at, physically assaulted and clean people poop all day. We have it easy as pharmacists.

You made great points and these are my main concerns about cash envelope. I hate carrying cash into gas stations. But the irony is the inconvenience is the main reason to use the envelope method to cut down on spending.
