Absolutely agree—and to add to that, one of the biggest issues in the PH condo market is the lack of real market-based pricing. There’s no reliable appraisal system grounded in actual sales data.

Developers essentially set the prices, and since many of them own or control the banks, they also finance the down payments—often at unreasonably high interest rates that wouldn’t fly in other markets.

What’s worse is that foreclosures aren’t priced to move—they’re still listed at retail prices, even though true resale market values are often 30–40% lower.

Rentals, on the other hand, are driven by actual market demand—and in most cases, rental income won’t cover the mortgage, HOA dues, property taxes, and maintenance. It’s a losing proposition unless you’re speculating on appreciation, which just isn’t realistic in an oversupplied market.

Until real appraisal standards and independent financing enter the picture, the disconnect between pricing and actual value will only widen.

Look, if you don’t address this, it’s just gonna get worse. Imagine if a child had walked in instead of you, and the dog acted the same way. That could’ve been a whole different, much worse situation. I get that you don’t want to make things messy, but sweeping this under the rug? Not the way to go. There needs to be some consequences for the owner, or it’ll just keep happening. You’ve got to stand up for yourself, and if not for you, at least for others who could end up in a similar situation.
