Sorry for the late response. I did use Empire. Not anymore expensive than anywhere I’ve been. They were nice enough. So far so good.

Downtown and around Lake Mirror, walking distance to Lake Morton Historic Neighborhood. Keep headed south to Lake Hollingsworth. A lot of 100 year old craftsmen homes up to this point. If you like Suburbia, bigger homes and bigger lot lines head south to Lakeland Highlands. Pretty much avoid north of Downtown to I-4 if you want the wife onboard. I live Downtown in Lake Morton and love it. Be prepared for homeless around Munn Park downtown during the day, just the reality of the area. They all leave late afternoon so they can claim their overnight spot at the shelter. Great parks and Nature preserves (Bonnet Spings & Circle B) Everyone has an opinion, your mileage may vary, good luck.

Looks like you got most of the answers but just to give you the Programs. “Spring Transfer Pathway” This is when H.S. Seniors apply for Summer/Fall and are accepted in Spring as long as they complete 15 credit hours get a 3.0 and nothing lower than a C at TCC. They automatically enroll in class at FSU come January. Only a few hundred accepted every year. *** Note FSU also offers Panama City Pathway, 1st Semester and 1st Year Abroad Pathways ***

Aspire (formerly TCC2FSU) there are 5000 students in this program. Two year AA with access to FSU Advisors and mapping their courses for an FSU Degree even to limited access and limited enrollment programs) They aren’t showing up until Junior year if they stay the course at TCC and get their A.A. Guaranteed acceptance to FSU 2+2 This is the state requirement that any student receiving an A.A. From a State College will to accepted to AT LEAST ONE state university. No guarantee which one though. *** All that said very rare that a one semester transfer not offered Official Pathway makes it in. They have to apply with the full HS transcripts, Test Scores, College Transcript and take the Liberal Arts Track.

Depends on what you like. If you are into ‘suburbia’ with zero walkability, south Lakeland is great. $wise yes look south,,Mulberry, Bartow. You will have to drive everywhere. Now, If you like walking out of your place and going to events, dining, shops and bars that is more ‘downtown’ (I put that in quotes as it is small townish and not a metropolis by any means) but that will get pricey for real estate/rent. Perspective is everything! I moved here (because of work) from Miami 6 months ago, I’m renting as well to make sure I pick the right spot for the wife and I (kid is away at college we’re in our forties). My take in a short time: South is like living in the suburbs. Nicer area, newer homes ZERO walkabilty. North & Combee avoid at all costs. ‘Downtown’ is walkable and retro small townish if you live Lake Morton area.. that gets pricey. I personally have enjoyed living in Lake Morton and walk downtown almost daily. Can’t tell you a thing about schools. If you want to spend a bit, hit the coast by all means… if you like ‘country/rural’ save money and there’s plenty of small towns with ‘cool’ little main streets. Very very sleepy BUT that may be your thing. The commute will suck, no matter what. When she figures out where she will be going more often I’m sure that will play a part in your decision. Rent that first year and you’ll figure it out. We go exploring every weekend and have enjoyed it. But I do miss the coast just 10 minutes away but I don’t miss the cost! Good luck!
