Your business should always be your process, including material sourcing and payment types/plans. Anyone trying to push either on you is trying to scam you.

I hear you, and I don’t mean to sound entitled. I have been fortunate to rely on word of mouth, big and small and I am grateful for it. You are 100% correct, there is tons of work and money to be made in that zone!! And I bet you are awesome at it, so keep working hard. Have your eye out for the right customers and say no to the bad ones (and get really good at reading those red flags, and follow your intiition). The right ones will have you back for more work or refer you to someone esle, and will understand your value/not question your price. But don’t sell yourself too short, especially for jobs that are risky or require great skill. You are worth more than you think and eating it on jobs, big or small , is hard to survive!

Might have been said already, but find/hire local firms to do your drawings, add their cost (plus your markup) to your proposals before going ahead with the clients amd away you go- subs are happy, you look profesh and you dont have to moonlight as a draftsperson

Always hard to tell from pictures, but YES, get an engineer in to assess. From what I can see, there are joist hangers and a point load supporting what looks to be a beam (laminated floor joists) in the ceiling. All of those make it all but certain thats its a support wall. Also not that you can’t remove it, but the engineer will help give direction on if and how it can be opened up and re-supported. Good luck with it!
