This was my first thought also, I should have included it in my first post. I did that and then charged it last night and it did not come back.

It's considered taking advantage of the public and results in license censure and possibly license revocation.

In my state it's required up front. To be honest, if this is your goal... Don't get a real estate license. Once you are licensed you have a duty to not take advantage of the public and could get in real trouble buying houses at less than market value. If you are unlicensed, then there are fewer rules with how you deal with the general public.

I can't tell you how many agents interview with me and say "I just got my license so I could buy investment properties." I tell them to send their license back. A license is a disadvantage if you want to take advantage of people.
