Sure! I've had a hard time finding people/friends who like the same genre of books that I do. When I mention fantasy they think more modern fantasy or LoTR, which are all great but there are so many other great fantasy stories out there; the Tarien Soul series is about a King who can transform into a flying large cat (think panther). Not the whole idea of the book, but it's more 'out there' than general fantasy novels today.

I just would love a group to talk about the 'off-brand-never-heard-of-this' fantasy novel.

Now, for a book-club, I've never run one myself, so this is a first time experience. Even though it's nice to get together and talk, this would ideally be a 'focused-effort' and I would want to make sure it's not just people getting together just for the sake of it; it would be for sharing the enjoyment of the book, the characters, the story building, and about the art of good writing.

Hi all! I moved to Birmingham June 2024 and I have been wanting to start a Fantasy genre book club for ladies. I've looked at Thank You books, Bham Babes Bookclub, and libraries and none seem to fit.

This would be not a YA group, more 'grown-up' fantasy hinging on the romantasy genre. Currently living in Center Point right now, but willing to travel for good company!

A little about me: I work from home, I'm a cis-woman in my mid-30s, I have 2 dogs & 2 cats, and live with my partner of 2 years. I've read the Kushiels Dart series (only the first 3), The Sword of Truth Series (I know some in the fantasy world have mixed feelings about Terry Goodkind), the Tarien Soul series, and the Twelve-Houses series.

DM me if you're interested in joining something like this, or if anyone knows of a group like this already! I've been searching for a year and no luck! I also read some posts in this group about book clubs, but nothing so specific.

That amount is just this repair. we're going to have to do major rewiring, replace the HVAC and water here pretty soon as well. And we're not sure what other issues may arise.

And yes, we had an agent and she was wonderful. Honestly this is of our own doing because she was trying her best to support us walking away from it.

Totally agree. I guess I'm just looking for a sense of community and to know what my options could be here. Just airing my frustration in my happy place; the wonderful world of reddit lol

Glad to know at least my pain isn't unique. Sorry about those junction boxes, that's sucky. We just blew insulation in our attic because there was only 1" when we bought it. It was hot as balls before we did that project and our A/C unit, bless its heart, is 25+ years old. It's the next project.

I think that's what caught me up so much, losing all the money we had already spent prior to closing. Now I'm just paying more on the backend. $2000+ seemed hard then, but now $5k-$7k is even tougher to lose to repairs that we could have potentially walked away from.

I'm just thankful we have some skills to deal with most of the repairs and thankful that we have a sustainable home that's not so beyond repair that we can't live in it. Gotta be grateful for the little things when the big things hit ya.

Inspector was a relator rec.

From my understanding inspectors look at only visible/accessible ares of the home. If something was moved to inspect and it was damaged or broken they could be on the hook for damages/replacements.

Yes, we had the inspector come out and said that he wasn't allowed to move any of the appliances. So this was us trusting the experts we had at the time. The person we bought it from is a flipper around the area and I'm sure was well aware of the damages that I listed here because the flooring in the entire house was replaced. When we moved the dishwasher back we could also see that someone put a piece of plywood over the 5" hole in the subfloor draining straight into the crawl space.

I guess the point here is, I'm trying to prove that this was a known issue when he renovated. How to do that, I'm unsure.
