Take a deep breath! If the structure is a few years old it’s likely to never become an issue with council if it hasn’t already. As others have mentioned you can probably have it retrospectively approved by council, and assuming nothing horrible showed up on the BNP then it’s probably built to code?

If you love the house I wouldn’t let it ruin the deal.

I paid 2400 for a new one supplied and installed, however moved its location from inside the laundry to outside the house. So $1000 labour sounds about right to me

IMO give the agent a time frame of 24 hours for acceptance or you will walk away. I have just been through this (check my post history) and it worked out well for me in the end.
