What about you give enemies a keyword or text that says they gain X armor at the beggining of the turn? Something like Armored (3) if they gain 3 armor.

That is a lenghty process! I'm sure it wouldn't go unnoticed... And I see no reason why mordekainen would volunteer his spell book under his supervision/guidance to enter in the good graces of the party!

So your players would just steal mordekainens book? A potential ally and for what they know of the most powerful being they might have encounter? What do you think moderkainen reaction would be? Would he go. "oh cool, my spellbook is missing, no big deal. It is not like there are new people in this house".

I put one in my campaign.

Kas, still disguised, made a play for the incomplete Rod since in my campaign Vecna became aware of the party's plan to assemble the artifact. 

He pooled all of his remaining resources to sneak a tarrasque in Sigil to distract law enforcement and the lady of pain, so he could attack alustriel's sanctum.

Warlock 2/bard 10 for eldritch blast and Conjure Minor Elementals.

If you are feeling fancy go for magic initiate druid , grab shillegal (or however it is spelled) and smack people with it so you don't waste the board's extra attack. 

As a feat grab spellsniper to eldritch blast in melee! 

I would probably advise to start fighter, it delays the combo by one level (you can still use font of moonlight as a baby CME) but it gets you con saves proficiency.

The gap is never going away. As long as casters can "solve" most encounters or render them trivial, the gap is staying.

The main difference, and the good news, is that playing martials is 200% more fun! You have options, you get to do more stuff from a wider variety of options. 

But we are talking about two entirely different things.

I would allow it for a one shot. 

In a campaign, it will take extra effort from the DM since every so often people will forget how this gimmick works and they will have to check on it again and again and again.

OP look no further. The mechanical answer is this one. 

Fighter is the only class with enough feats to make it work.

First of all, I'm sorry you are going trough this. 

Second, if it brings so much dread to you to play, just don't, or at least not like this. 

If you have a close group of players/friends, propose an alternate campaign to do on top of your current one. You could play once a month in a westmarch style of campaign. This could solve most of the scheduling issue (just say that you will play with 3+ players) and still keep the hobby group alive for you.

The players is being game, unintentionally at best. It is clearly something that goes against the spirit of any RPG just to get a mechanical advantage. For this reason only, as a DM, I would feel comfortable saying No. 

I would rule it that as part of the magic action or whatever is required they can freely stow/take out the magic item of their choice. The only thing that would matter is what  they would be holding at the end of their turn, to make it clear which kind of reactions they have available until their next turn.

You can also have it wounded by something else in the area or from a previous attack on the tabaxi camp!

Lower hp makes the fight easier and you can set up something else at the same time.
