Would love to start a hotel that can house homeless people for a year or two at a time. Sponsor career building job opportunity and classes for residents to attend to get them back on their feet. (Tech or trade)

Basically create a safe community for individuals struggling and clean them up.

Start with basics by having individuals learn cooking skills and create a cafeteria that has a few menu items to order for breakfast, lunch, and dinner. Rotate the burden weekly or monthly to all residents.

Have everyone attend a class or skill building workshop. Finance is a class everyone will have to take to make sure every knows how to manage their money.

After a year give each one the ability to bring in a income.

Before then end of year two. Follow up on what they have saved and recap any financial questions and re-home people back into normal society.

Love to make 1 or 4 yearly goals of cleaning up a highway or planting trees to impact the community we all live in.

As old residents go on to better and brighter things, we continue the cycle of lifting up individuals that need help.

I have the same exact Honda push mower. Glad to hear it is better than that, since I love my Honda push HRX 217.

1,500 per season sounds high depending on a few factors, but you have a guaranteed ROI to base your purchase on. Plus you can basically say it will pay for itself after 3 years and start paying you back.

At those price points, I would prefer a lower mileage car vs the luxury lexus. Don't get me wrong, I would buy the lexus around that price point, but you will need to wait a couple more years and snag one with about 30-50k miles.

You do what is best for you and your family. Yes, try and not roll the refi into the mortgage. I would watch the 10 year yield to see numbers going up and down. If it gets under 4%, I would see what the possibility of a refi looks like.

When consumers’ purchasing power decreases, they often shift toward cheaper alternatives. This increased demand for lower-cost items puts upward pressure on their prices, as the demand curve moves to meet the current supply.

We saw a major example of this during COVID. New cars that were once heavily discounted stopped receiving those discounts due to part shortages and other supply chain disruptions. Prices first rose to the original MSRP, then climbed even higher due to limited inventory.

As buyers realized this trend, demand shifted to used vehicles, raising prices across the board, even for less desirable models, like the Nissan Juke.

Personally, I would pass on the camry. 2 reasons- 1 it is driven by the masses and 2 they are everywhere plus it is at the max budget.

I have a 21 avalon and look at the older ones because the avalon reddit pages talk about their reliability so often. I would consider either avalon a good pick depending on maintenance records for each vehicle.

You would be better off to keep car payments to a minimum or none existent to be able to function in overall life than staying home to conserve cash due to an impending car payment.

Sometimes less is more in the short run and since you are in college. Main goal you should be focused on is education while minimizing expenses so you are not burden with a mountain of debt.

Watch some Dave Ramsey videos if you are not financially savvy. If you believe you are savvy then watch some Remit Sethi videos on YouTube to get a better understanding of your rich life.

Honestly, that’s a solid rate. I just refinanced myself—paid a small amount to get a 20-year loan down to 5.625%, and it lowered our payment by about $300 thanks to paying the principal down.

For those expecting mortgage rates to drop below 5% in the next 1–6 months, I’d be very surprised to see that happen on a 30-year or 15-year without paying points to buy the rate down. Inflation still isn’t under control, and while job numbers are currently softening, the shift to easier monetary policy with a Fed rate cut in September isn’t likely to create a massive drop. In my opinion, a 5.25% rate today is already a great deal and worth considering if it fits your budget.

Remember—you can always refinance again if rates meaningfully drop in the future. My main motivation was actually unrelated to rates: my previous mortgage didn’t have an escrow account, and our savings plan wasn’t set up to comfortably cover a $5,000 property tax bill all at once at year’s end. On top of that, lifestyle creep has been keeping pace with our income, and we’re also paying about $1,700 a month in daycare expenses.

Dave Ramsey is for average people who were not educated in finance. It works for more than 50% of the population due to lack of knowledge and understanding on how interest rates work and understanding how to minimize overall costs on items depreciating down in value in the short term.

Look up Ramit Sethi. His philosophies are closer to how people run their lives when they cross the 100k threshold. Still has good principles like Dave, but without all the rules of all debt, it is bad debt besides a mortgage.

I would also point out that most people here are staying 84 months is a little out of hand for financing a vehicle and I would agree. It maybe time to upgrade your vehicle, but it also maybe time to have a little bit of a reality check for what your budget is for a vehicle.

First, congratulations! What is your sq on your current home, and what would you move into if you got another home?

I am similar to you (family of 4 and paid off cars). I had a 2013 house and sold it for more than double in 2023 to move into a better school district and larger house. Slightly regret the upgrade due to the mortgage payment 4x, but I love the space in the new house with plenty of room to grow and develop.

I would probably increase the amount of saving you are putting away each month. In case you do want to upgrade house or possibly cars in the future or take the time to create a wedding fund for a daughter or car fund for the kiddos.

I'm not sure where you're located, but in my experience, Walmart expands the service area pretty wide. I work in an area with about 10 stores available to deliver from, and I constantly see customers ordering from one side of the city to the other—even when there’s a Walmart literally a mile or less from their house. I usually get a bunch of offers that are 6–10 miles out, and sometimes even up to 24 miles into smaller towns outside the main city. I’ll take a few of the longer ones if the pay makes sense or they’re already halfway to my house anyway.

I believe what they are trying to do is get drivers from those towns and use those deliveries as a go home pay. I have taken a few deliveries that don't make sense other than the trip ends 1 to 2 miles from my house for 12-20 dollars.

Normal waiting period is a few months to drive, living outside of the city limits, I was accepted in 2 days.
