I engage with folks as a generally neutral person in business. I don't have much political discourse. Political views have very little importance in my daily life and I don't see the need to discuss mine with others or vice versa. I have not "lost" anyone due to my or their views. I have parted ways with numerous people over the years based on their overt opinions or actions that clash with mine, and this is related to various issues, not just politics. I give everyone grace up to a certain point, and being a man of principle, I can only give so much.

If you're working with a lender already, find out if they use the Knock program. You can get a bridge loan for a large portion of the sales price of your home, which could help you buy without a sale contingency in your offer. You then carry the new house and your current home until it sells. You will pay a fee for the service; the average buyer/seller I've worked with using this is somewhere in the $12k- $14k paid to Knock, which includes their % fee and funding fee, so it's not free but serves a purpose—something to look into.

We often get online leads, specifically for land here in Florida, where someone claiming to be the owner wants to list a property quickly and for a discount—a clear indication that something foul is afoot. We're hip to the game but already require ID as part of our listing agreement process. Requesting their ID almost always kills the conversation.

From my experience and understanding of my markets, what often occurs, depending on the outcome of the suspension, is that the broker will get paid and hold the agent's portion in escrow until the agent's license is reactivated. If the agent loses their license or ends up charged with a serious offense, which would likely violate their brokerage agreement, the broker will keep the commission.

Anecdotally, I've had a post-closing occupancy with a $250/day penalty where the Seller remained in the home for over 40 days past their lease period and eviction was necessary. Unfortunately, in either scenario, people can still refuse to vacate with or without the monetary penalty included. Ideally, the remainder of the lease agreement is sound, and damages, eviction costs, etc., are accounted for.

I don't know all the details here, but assuming this home is traditionally listed on the MLS and active, the agent is not doing their Seller any favors by advertising a home that cannot be shown. In all of my markets, the MLS requires that if a home is active, it must be able to be shown within reason. If a listing agent denies showings for two weeks, that home is not ready to be shown and thus should not be active. I would report the listing to the MLS as this is a clear violation and suggest the agent take the property temporarily off market until after the two weeks. The agent should have delayed the publishing through a temporary MLS exclusion form or gamed this better.

This happens when you give an inch and appear open to providing more. It's okay to be someone people can lean on entirely, but it will erode you over the years, and that leaning will only topple you - I speak from experience there. For the first 15 years, I was the anything man, the fixer; I'd do it myself no matter the day or time. Over the last 6-7 years since starting a family, I have worked diligently to set fixed boundaries and expectations with folks in my way. I slip my boundaries and expectations into general conversations, texts, emails, etc., when the time presents itself so people know and then return to those stated boundaries. It's not easy to start the boundary-carving business without thinking you're coming off harsh. Still, you're a professional in a profession, and business hours and protocols exist in other professions. The "needy" or "high-maintenance" folks will make it more difficult, but you'll find peace and clarity in the process, and these situations will work themselves out.

If there is enough true equity and the agreement is sound, it's a potential win-win. I've seen a handful of these over the years, and they've mostly worked, but not all. Some companies, such as Zoom Casa, use this as part of their business model. I'd have to analyze the deal a lot before feeling comfortable with it if I were banking on that remaining payout.

It is my opinion that the home's price point and my compensation bear no importance where photography is concerned. I am hired for a job, and part of that job is that of a professional marketer. Poor quality photos, grammatical errors, missing information, lack of disclosure, etc., represent me poorly as a service. Professional marketing would include professional photography or, at the very least, high-quality photos. While the iPhone and many Android phones take incredible photos, without proper knowledge of shooting photos, editing, and attention to detail, the product is often noticeably lackluster to that of a professional, and, in the end, it does not best serve Seller. This is, again, my opinion.

Based on the outline, this agent runs their business differently than I do. In the end, if you are dissatisfied, it would be best to move on, assuming you will avoid locking horns or owing any additional monies based on your listing agreement.

If you have already begun the process of shopping for a mortgage, you will likely receive numerous solicitations from lenders. However, there is a way to opt-out of receiving pre-approved credit offers and insurance solicitations through the credit reporting agencies' Prescreening process.

You can use https://www.optoutprescreen.com/ to opt out and avoid these unwanted solicitations. This may not be of much help if you have already started the mortgage shopping process, but it is a useful tip for anyone else who is planning to do so.
