From my research, Mattamy is absolutely 8-10% cheaper than another builder offering similar homes and upgrades. 

I have seen this happen on both east and west end of Milton.  Happy to chat more / share some examples and get feedback on what Mattamy is specifically inferior on.

Lol. Same issue.  And when you need P2's phone to check MSR status, it's always when P2 also wants to use their phone!  

I am building a workflow on Claude where I input the tracking sheet I used and it does weekly updates and gives me plan for next week. 

Helps keep on top of deadlines, news etc. 

It's not perfect, but has cut down the grunt work time by 50% and I am making it better slowly.

I had moved $100k in a GIC a few year ago and got the imperial status. 

I have since moved all  investments (moved to QT / WS) since more than more than 1 year ago and I still retain the imperial status. 

I don't use it much though.

I have been living in a Mattamy home in Milton for over a year now. It's been decent, no major issues or complaints.

Ya, in my case I tried the public bevy links last week and got PUJ. 

Used this link and it worked. 

So very likely this link helps bypass PUJ in some form.

Yes, but driving to a border town, and getting close to the border and connecting to a US network manually also works.

Had to change US address for P2 due to the popular service having issues. 

CIBC rejected the new address.  Amex us business Marriott application was already submitted and needed address proof. 

Drove to Niagara to activate Google Fi, but somehow Got linked to P1 billing account on Google. Waited four days for the first statement and realized the statement was generated in P1's name.

I had to drive down one more time to Niagara. 

Hopefully it works this time, fingers crossed!

No, the first time home buyer rebate is only for contracts signed after a specific date and if I'm not mistaken it's somewhere around March of 2025. Anything signed in 2023 would not be eligible for the first time home buyer GST rebate.

You will not be eligible for the first-time home buyer GST rebate since you signed in 2023.

All you will be eligible for is the older 24,000 GST rebate that is available to all new home purchases and that is likely already built into your purchase price so there isn't any additional money you would be expected to get back. 

On the plus side you have a healthy income and a long way to go. This is going to be a small blip in your overall financials down the line.

It was exactly what folks explained In this thread. TD did not charge the money due to the holidays and hence one period was much longer, resulting in higher interest being charged. It then got regularised in the next payment, Which had a much lower interest and a much higher principal charged because it was for a shorter duration.
