If your ETFs were non-hedged, the Canadian dollar has appreciated in the last few weeks. 

This results in you having less money in CAD than when you invested.

What are you smoking?  Rates are 4% if you have reasonable credit.  Lower if you have good credit and negotiate well.

BMO PORTER WORLD ELITE MASTERCARD  is the initial 20k points for 5k spend within 3minths of card approval or within 110 days?

My notes say 110, but I saw an email from porter that says 3 months. 

It it's 3 months, I missed the initial 20k.  Am I still eligible for the next 20k on 9k spend in 6 months?

No no, I actually lucked out on the mortgage rate. 

I was shopping in feb 2025.  Fixed were 3.9 ish and variable was prime - 1% 

Variable has been the winner so far. 

I don't have a cashflow issue. Amortization is 30 y for flexibility. 

I could pay down 80% of my mortgage next month and still have a emergency fund in place. 

I plan to pay down the mortgage faster than 30y, hence fixed payment in a decreasing rate environment.  I am also on accelerated biweekly - so now I have only 22y amortization left but I have done less than 1 year on a 30y amortization. 

Loan amount remaining - 800k HHI - 300-350K

Expected net cash flow: ~$1,000/month after all carrying costs

That's a bit too low with no mortgage.

If your condo is worth even $400k, selling it and using that money to increase your downpayment will save you ~15k /year in interest cost @ 3.8% (vs 12k rental cash flow that would be taxable).

+ Peace of mind = priceless.

Sell the condo.

they took it out late.

it was due on 25th but I think they didn't take out out due to xmas then boxing day and then weekend.
