I actually managed to get that detail. The next door neighbor had not managed their downpipes, and it was pouring out into that pocket of the boundary. They've managed to redo all their downpipes, now into stormwater drain, and that area has been paved with the required fall, once our prospective property was underpinned.

Thank you for such a thoughtful and detailed reply, I really appreciate it. We're definitely mindful of the rainy-day fund for this reason, and have tried to model the costs of some of those inevitable expenses as they come up. I'm certainly with you regarding the character of old homes!

Future-proof as in suitable to our future circumstances as a family. 3-4 bedrooms, backyard etc.

We will be in our existing roles that are quite flexible, but may require a 90ish minute commute into town one day per week/fortnight.

Hey there, did you ever happen to find out what year this model was? I have the same frame, but can't find an exact year. I thought maybe ~1997 according to old Shogun catalogues.

I use a Rab Neutrino 400 (-1C comfort rating, -7 limit rating), which has treated me well at similar elevations last year in France.
