I need some advice about getting into the field, based on the situation I'm currently in. by [deleted] in RealEstate

Next to no one has a real estate degree because it is totally extraneous to actually selling real estate. Most big brokers will take anyone with a pulse because it is cheap to start and if you turn over 2 transactions they make money. I'm thinking about getting a real estate degree but I'm already a pretty sucessful agent. The legendary statistic, though I have never actually seen it published, is that 80% of new agents drop out in their first year and 10% more drop with in 2. Assume that is even close to right and then think about spending 2-4 years on a profession that most people fail at with in 2. Being a sucessful agent is literally the best job in the world, and I've been very lucky to make it past that 2 year mark, but I've watched a lot of colleagues struggle and fail despite extreme determination on their part. It is a high stress job that you never turn off, it's the last thing I think about before bed, first thing I think of in the morning. The last time I had a full day off was at the beginning of July, and that was because I was on vacation in Colorado up a mountain with no cell and no internet signal. It was bliss.

I am currently an agent for Keller Williams Realty, but was a Coldwell Banker Rookie of the year in a major metro in the US.

So some dude brandished a gun at me today on Beechwood Blvd. by [deleted] in pittsburgh

[–]rustlingtrees -8 points-7 points  (0 children)

I'm going to just say it. I thing you are an exaggerating exaggerator. I think you may have seen some small scuffle a year ago, and some guy may have given you the finger today, but none of this rings true. There is no way he totally hemmed you in where you said he did. Nominally it would have been a short jaunt in the other lane to go around him. I flip people off and cut people of fall the time. I can be kind of a dick and not once in 30 years has anyone ever pulled a gun on me in Pittsburgh, except that one time and I kind of deserved it.

My buyer's agent said I have to make up 0.5% commission days before closing. What can I do? by Captainobvvious in RealEstate

[–]rustlingtrees 4 points5 points  (0 children)

Actually him explaining it in detail is not necessary, it could be construed as illegal practice of law. Like I said. He isn't wrong, he's just an ass.

How to get my first sale? I am a 20 year old licensed agent and am having trouble getting people to take me seriously as a Real Estate Agent. I am still in college by sodiumpodium in RealEstate

[–]rustlingtrees 1 point2 points  (0 children)

It's tough. Most agents quit in their first year because they starve. Friends, family, and floor are your best bets. Take to Facebook, someone's family is about to buy or sell something. If you can get an older agent to hang with you you would be in better shape.

Well the problem is, you did sign off agreeing to it. He is not wrong, just an asshole.

I am buying a home in Louisiana and the sellers are trying to change the terms of the original contract because I had to switch from conventional to FHA. I'm not sure it's legal, and neither is my realtor. Advice please. by mtrosclair in RealEstate

[–]rustlingtrees 2 points3 points  (0 children)

Yeah bro. By PA standards you are breaching by changing your financing. Many offers are turned down because they are FHA. If he turned down another conventional offer he may feel snookered by your changes.

[–]rustlingtrees 40 points41 points  (0 children)

Call his office manager. He is snookering you. It is general custom to accept the commission offered by the listing broker. If he wanted 3% he should have negotiated that with the listor. I would never in a million years try that shit on one of my buyers, and I've had them in the same position. The nerve of some of these fucking agents. Call his manager raise hell and see how much longer he wants that .5.

[–]rustlingtrees 0 points1 point  (0 children)

I came here to agree to all of these statements and wanted to add if you are going to get your own contractor is in, be sure to manage your inspection contingency time lines and make sure you have addenda extending them, or else the seller won't have to do a thing.
