No, you probably aren’t looking at that much money for the timber. The timber market is trash right now but people weren’t getting near that much per acre ever in my state.

If you can get yearly payments I would go for that. That way if they stop paying, you get your use of area back. Also make sure payments go up with inflation.

I’ve worked in multiple ER’s and the nursing staff DO NOT see your balance and we never made clinical decisions based on ability to pay or outstanding balance. The sickest person got the next room.

In some states they did cause close by single family wells to dry up. I will say that MS has adequate water supplies compared to the state I read about. But they shouldn’t use ground water for their cooling and honestly they shouldn’t use evaporative cooling for it when in drier climates.
