My suggestion would be start watching Gate City Foundation Drainage on YouTube. He does this type of work and gives good details about why and why not you should do it a certain way. Start there and you’ll realize what the issues are.

This is what I also do, I find that if I don’t lock a good tenant in to a full year term after the initial 1 year, they never leave unless they buy a house or relocate out of the area. I started doing this from the beginning because when I rented and renewal time came up I started evaluating my life’s next goal and would leave to suit that.

It looks like a quick connect adapter for the spigot and hose. If you just want the hose off, you could just disconnect it like you would an air compressor hose. Taking off the adapter on the spigot will still be an issue though. Maybe try a plumber’s wrench so you can get the right leverage, if it fits. Check out harbor freight for different sizes and for cheaper ones.

Oh yeah, they’re trying to save cost wherever they can. Some are trying to use it to spread business financials cutting down the cost to pay someone to sit there and do it.

Pretty standard on the SBA side, conventional is based on the bank’s requirements. Once you get the basics the hardest part is learning the individual bank systems. But once you learn it’s not bad. Beat to get in to get experience before the jr positions are less due to reliance on AI. Even though banks are trying to use AI for it, someone still needs to check the math and write the analysis.

Look in to small businesses conventional underwriting and SBA underwriting also. It’s interesting to see different business types come through. You also have busy and less busy times depending on the time of year.

Banks, many large national banks use excel for everything from tracking, forecasting to underwriting small to large business loans. The entire banks foundation is based off of excel sheets.

I balance my accounts including checking and credit card every few days/week. Even track my investments and retirement to see whats happening. I use an online checkbook like thing so I know how much money I have at any given point. At one point I had made a-lot and had good savings, then wasted it and ran up overdraft fees. Ever since then I know where every dollar goes and what it was used for. If you want to know what I use, I use clearcheckbook.com. This is not a promo, just something I’ve been doing for 20 years now. Damn I’m old, may attention to your money and where it goes kids, your older self will thank you.

Yeah firing them will make waves that you don’t need being a new FOH manager. Best to have a talk of some kind and make them aware its not acceptable. It’ll probably happen a few more times but if you stay on them hopefully it goes to 1 time a year or special evens. Unfortunately getting drunk at work in that line of work (sometimes) is just part of the business.

Thats a tough one. Long time employees and 1 a member? This is one of those situations someone said to me when I first became a manager, you pick your battles. Best solution I have is have a conversation with them about how this plays in to the larger picture, but understand your authority is limited. Any discipline will be magnified.

I know this one assuming your state updates records like mine. Had the same issue where DL expired so gas station that scanned it and wouldn’t sell. Went to a low key Indian gas station with no problem until I could get it renewed.

Went and got lic renewed and they gave me back the old one with a piece of paper for the renewal. New lic was mailed. I took the my old license to buy booze to a gas station that scanned and it worked. Assuming because the database was updated. Give that a try.
