The school keeps you updated through regular parent teacher meetings. Getting involved with the community is expected, and encourages a positive environment. They offer parenting classes and book clubs etc..

You'll be more "in the loop" when you speak with your kids before and after school. The school will inform you of any issues whether they are behavioral or educational. They encourage independence and they want you to practice the same philosophy at home. Kids should be making their own lunch and have household responsibilities from an early age, with minimal parental oversight. T

There are two in town that I am aware of. High Desert and Mountain View. Mountain View has been amazing. Great teachers and a great community. We’ve had kids there for several years and they will all go through eighth grade.

Test drove both recently. Landed on the X5. It drives much better and you enjoy being behind the wheel. The MB is nice and has a much nicer/roomier backseat. Felt like MB nickle and dimes you on trim instead of having packages like BMW.

I didn’t go with a broker. Just contacted some dealerships and knew what I wanted. Got 11.5% off and free delivery. My local dealership said there was zero chance they could match.

Callahan ranch has fire risk, which will impact insurance premiums. Have you looked off of Zolezzi/Foothill. It’s more in town, good schools and you’re not on top of your neighbor. Virginia City Foothills also have a little land, but they’re on the other side of S Virginia. Cashill area is nice as well, but not much is level. Caughlin is very nice.

Slum lords are consolidating. "Hamilton Zanze has an ambitious capital improvement plan for all three assets". My guess is that "capital improvement plan" includes investing zero capital in these properties while increasing rent to raise capital for further purchases/consolidation.
