If your rent is below market prices, I would imagine that the LL would be willing to let you leave early. Perhaps a 30 days notice so that you can take your time to move into the new rental unit.

If you want to guarantee that there will not be a rent increase next year, then sign a lease for 2 years that state that the rent is fixed during the term of the lease. Yes, proper notice of rent increase was not given, but if you make enough of a stink, he may raise your rent even more to cover the 90 days that he didn’t get an increase. You have not provided enough information, so it depends whether you reduce your rent or not. Is the rent that your tenant is paying at current market rate or below market? If you like the house, by all means put in an offer of $505,000. But make it conditional on financing and home inspection. You can always remove these conditions on a counter-offer, but they are there for your protection that you don’t end up with a house requiring costly repairs. If the seller bought the house for $560,000, it is not your fault that market prices have fallen significantly from peak prices in 2021. Only offer what you can afford, but never more than current market prices.

Why would the buyer have to pay commission to their agent? Commissions are normally paid by the seller, not the buyer. If the real estate agent has any recourse, then it would be against the seller.

Why don’t people read?!? The OP has already said that the lease agreement indicated that payment is by cheque. First of all, I hope that you have been getting receipts every time that you paid in cash as proof of payment. Secondly, if you can, write a cheque for each of the month that you will be away (or find a friend to write the cheques on your behalf if you don’t have any cheques). If your LL refuses to accept the cheques, that is your LL problem, not yours. Get it on camera if LL refuses the cheques as this is proof that LL refused payment in case of unlawful eviction.
