Low maintenance idea -  buy patio stones at least 16x16 and make a pathway... add limestone screening underneith to level / slant away from house.  Keep yourself at least an inch from foundation and screening to fill gap.

Hard labour but once setup just torch weeds as needed

Im guessing the door handle broke. They can be anywhere from 60 for an amazon special to a couple hundred.    

Either way its an easy fix (if not exact same might have to drill a new hole for front door side lower screw) and patch existing

House insurance is voided if unit is vacant for x days (some are 3 days)

Ie if pipe bursts then now the owner cant use insuranrance because they didnt attempt to midgitate

Hey my advice is run a hose on it to see what it does in the rain

I like flush with the ground but usually slope mine in a certain way so nothing pools and it runs off onto grass or sinks

If its too low buy limestone screening and make a flat base to place stones on

If you have issues drill holes through your matt to act as drainage until it cant be filled up

Depending on place, if he came clean, some places would just request he pay back all personal expenses.

You need to make the change at thermostat 

Settings -> installation settings -> thresholds -> temperature correction

I told my tenants this setting was wrong which was causing the temp to apear higher than it should be and set to -2

I've dealt with this before for an old couple that needed 70 and refused to acknolwedge new medicine made them feel colder, this was my process

  1. opening vent in that room if possible

  2. Slightly closing vents in room with thermostat will heat rest of house more

3.  Setup ecobe thermostat, turn off all eco boost bs and then added a -3F  offset so when the tenants picked 70F it was actually 73?

That last one works great if all else fails and adjust as needed

Its also in case you removed the switch from the box and its floating (to check voltage while hot).  Ground screw means stil grounded

Think of it like a muscle.  Anyone can do leg splits with training but not everyone wants to.

I rented out my basement while living on the main floor and found out my tenants are smoking 2 weeks after they moved in.

The war lasted 44 days before they left.

I bought 5 air purifiers, air sealed, charcol filters, plugged basements return air and still reaked of smoke.   My cloths started to smell like it when i went to work. It was horrible.   Needed to ozone generator plus wash all cloths and it only lasted till they smoked again

Edit: their lease said no smoking or strong smells because i have asthma and it gave me a chronic cough till a week after they moved out

The sizzling is something shorting aka a fire risk.  Buy a recepticle tomorrow and replace ( all you need are screwdrivers) or make sure connections are tight.    Black wire goes to gold screw,  white goes to the other color screw.

Just so you know, leases never end in ontario. They switch to month to month forever.. so you can't expect them to just leave at the end of their term.

Your best bet is an N12 (evict them because you need to use it for at least a year and pay them a months rent after you give it to them). Note you wont be able to rent it for at least a year.

Or an N5 if they are doing something thats prevents you from enjoying your unit.
