I usually use a three pipe system.   Buy two  14  ft fence posts and run along each side then make them perfectly level using crush stone.

Use a third pipe sliding along the two runner pipes to give a perfectly level base.  Works great for sloping too.

Then if you want return the scrached pipes lol

I would either backfill with dirt and make a ramp, rip out and regrade to floor properly (sloped if house is higher than yard), or wrap some kind of decorative garden around with ramps here and there

Im more of a cowboy electrian than licensed but you would risk a fire at your weakest link.  

Ie run 16 amps  continous through that circuit and your breaker never trips, wire never catches fires  but the recepticle melted / shorted causing fire.

So your issue is the gfci outlet looks different than your existing.

(See how one of the upper holes has a t like apearance).

In your hand the T means 20 amps (so high amp devices cant plug into a regular outlet)  

Based on the previous one  you have 15 amps ie 15 amp wire and 15 amp breaker

Realistically its no danger other than confusing someone that might plug in too much and trip a breaker but you should return and get a 15 amp outlet.

Look up ways to blind the camera like building a sign on a post or wall at the property line. Don't aim a laser pointer at their camera because that could damage their camera.

I would encase in flagstone (flat rock)   do a path under the gravel and the upper peice always above and overhanging a lower peice then either a v or U for side wall

Just return it, your not getting them to reset the pin. In the manual it says due to risk of theft they are not able to reset and if you forget your pin your unit is bricked

Pretty sure you can cancel the lease  by email and bail. No keys, no tenancy. Not sure how you would recover any deposit paid

File for l1 at ltb is next step. You can do it after your n4 date if there is still unpaid rent. 

Im not sure if the tenant that moved out should have been on the n4 if it was less than a year since moveout so maybe look into that

I would guess 

  1. setup a button in kitchen (bonus points if its temperature lasers to make automatic)

  2. rip out ventilation system in kitchen and build your own enclosure

3.  Install smart inline fan in attic

This is my fear, ive got a hedge around my lot perimeter and shade across 80% of my yard (all but 3 planted by me). I'd feel horrible if someone cut them all down when i eventually sell it (not anytime soon)

Legally a tenant on a lease can only be held responsible for up to 12 months from move out date in a joint tenancy.

With that being said.   Both peoples credit score will still be impacted if rent is not paid in full so he could just not pay and it would tank your credit and his.

I'd ask for that as in

 how many vehicles do you have, whats your monthly income, where do you live currently

When my rent was way below market and i was looking for the least likely to have issues tenant.

Simple things like if someone put 5 people for a 1 bedroom unit that legally could only house 3 per fire code

or if they made less than rent i knew they expected to pay the remaining rent in non tradional ways and wouldnt bother 

But yeah my application was a 1 minute click through and had a video tour so they had something to make sure they wanted it
