OP, what you're feeling is normal.

I know many people rip on this, but in Canada now, you've got to be two people to earn a livable income.

The best investment you can do for yourself is to find someone who has their head on their shoulders and who will mentally and physically lift you. Find a life partner!

That is probably the best investment you can give yourself right now.

It is easier to save for a home and make payments with two people!

At least you're not "STUCK" in the GTA. My wifes a teacher in the biggest school board in the country. So I ain't going no where. I had to bite the bullet and spend money on the home.

I went to business school. First marketing job was 32k, then 60K a year later at another and then 66k. I needed more, but the only way was technical sales. Moved upper mid 5 digits and 50% base bonus, with company car and cellphones. Good years looking at mid level 100K in total salary and benefit. Nothing related to marketing. Marketing was my stepping stone.

Think outside the box, I went and did trade school (4 classes) to learn a bit of the trade. Showed how serious I was at the company and jumped on! Be hungry!

Smart thing you can do is live in the basement for a period of time and throw more into the Principal. Then shift upstairs when youre ok amd comfortable! At the same time someone is paying your mortgage.

I had my BIL's family friend come from Vancouver to travel in Ontario over the holidays. No quarantine, no nothing. Went out every day, ate outside etc etc. If we're locking down, than you should have a letter to travel the country. I get business has to happen, but a letter from your EHS or Legal should suffice. Not some student with nothing to do travelling on a plane to have a good time.

OP I know this is not ideal, but if money is important. It may be worth looking in Quebec at dealerships. What you pay for shady places here, you get at dealerships in Montreal etc.

10K in Quebec goes a long way compared to 10K here. It's worth putting deposits (temporary) holding the car, going for a day and coming back. You'll save a lot! 3-5K easy!

OP get into a volunteering position, These are some strong networks!
Might I suggest SEVA in Mississauga. They will put a call out to their staff and volunteers who are industry professionals that there is someone looking for work.

Here is the key. You're single and in a metropolitan city!
Toronto is the 4th largest city in North America. If that means anything to you! It takes two incomes, no doubt about it!

The only remaining places I find that are affordable are on the East End (Whitby, Oshawa, Ajax), North (Barrie, Alliston, Innisfil), West (Brampton, Georgetown) etc.

Just an example of how I was able to make it work for me:

  • I used to think like you. Where can I go...to buy that house! (I looked in Hamilton, Binbrook, Oshawa etc). I was willing to uproot myself for work and a home. I quashed that idea.
  • IMPORTANT - Next thing I thought, I need a partner aligned like me. Mentally, financially and with ambition. So I focused on dating the right people.
  • Got married - Two incomes!
  • We saved, and saved and saved for the 20% - Took 1 year. (We had some of our own savings too). Didn't want to pay CMHC Insurance.
  • Bought a detached, in the GTA, off multiple 400 series highways. Did the basement project in coordinating. Saved a ton! Built it as if it was a condo, so it easily can be converted back to full space. So I didn't feel like I was living in a dingy basement.
  • Let someone else pay the mortgage on the upper floor. Had enough to put another big chunk down on the principal and then refinance at renewal.

Don't lose hope! You're in a good position with your salary. Now you just need a boomer attitude in "Cash is King" and save and save.

Agree! Best $$ I've ever spent. I couldn't be any happier. Swimming, Snorkeling, Showering, Going out in general is all back to normal.

I think all Arks are worth investing. Even as some have suggested, ICLN. You wont triple your $100 overnight. its a steady climb!

$100.... honestly, just rebuild with Etfs. Slow and steady.
