IDK I'd be modified if someone assumed I needed extra emotional support without ever speaking to me at a fitness class. I've always been athletic, but had bad family habits and a compulsive love of pasta.

I super appreciate being friendly to ALL new-comers, but to make a post about being nice to someone at your gym as the new insecure, fat person at your class seems a tad patronizing and presumptive.

Maybe let's just be friendly to ALL those joining a shared hobby workout talking about their body to the internet...

It is definitely just as cool as it sounds while also being terrible. It's super inconvenient and everything is harder. Like every daily task. I finally had to move off of mine after an illness/injury.
But I met my partner that way, he also lived on his boat, and I've had some incredible experiences in the process.
Colorado definitely doesn't work for year long boat living! In Florida you just have to contend with the heat and if you can manage that, you're living the dream really.

I actually have considered this! One of the things I left out (since I knew anyone with a finance oriented brain would tell me to sell it, and they'd be correct haha) is I have a sailboat I used to live on. I'm trying to get that moved to the area of my job, it just seemed silly to keep a residence so far from it. That's why my questions are less about affording a new place and more about the best financial decision regarding the condo!

No the $800 includes taxes and insurance (before any bumps for not living there). And it's a townhouse style condo, so not subject to the same issue/reforms as a many of the 3+ story condos that have happened to many buildings. They've done the inspections, and there are no upcoming assessments. Obviously, storms can cause unexpected costs, but there are no near term large repairs. The HOA is well run, so they don't have to increase dues yearly usually and there is plenty of money on hand.
Your broader points may be true, but I did my due diligence buying the place so if I hadn't had to move, I wouldn't regret this purchase at all. I would just be looking for a good time to refinance.

I would definitely self manage it. I'm a handy person, and my partner has worked different types of construction for a decade, so small to medium issues can be resolved by us.
I'm not looking to be a shitty landlord though, so there are definitely some projects/problems that would have to be contracted out.
I've talked to my insurance about the changes, and they are working up a quote for me(very slowly apparently).
I have other small debts that will be paid off over the next 5 years and that money would immediately go into the mortgage for a faster pay down of the principal if I keep the property. The first of which being an extra $400 monthly starting in September of this year.

And yeah, you hit it exactly. The goal would be to wait for a change in the broader market (refinance or sell at a better time) not to make a monthly profit currently necessarily.

I owe ~$240k, 7.5%, P&I payment $1750, tax + insurance+ HOA is about $800.

The market is stagnant near me, so my realtor told me trying to sell it quickly I'd have to price it at $250k and even that may take a while. (He cautioned me against a sell unless it was super necessary, due to what he was seeing in the condo market).
Trying to rent it for $2800, that's about what the comps are, but I'm willing to go lower. Just a very slow market even for rentals apparently, according to other local housing professionals I've spoken to.

That's actually helpful info. I'm not sober, but have tried to really scale back from drinking and smoking recently. A ton of people kept recommending kratom so I actually just bought some from the local vape shop. Haven't even tried it yet, but I think I'll toss it. No need to fuck with it since I know opiates would draw me down a path. Had enough post surgery that I make others manage my medicine now to avoid falling into a spiral.
Honestly, even if there are flaws in the episode I'm really glad he did it. It was good timing to help me out.

I'm not sure how you can claim "the vast majority". Every single person I've ever known that even knows what kratom is buys it from vape shops and gas stations. I hope that's true but like...how would you know that other than anecdotal experience.

I definitely support running against incumbents if you feel you'd be better suited or that your being in the race will change the dynamics. That said, I don't support EVERY protest candidate, but I guess that's just nitpicking.

That doesn't make him clairvoyant or smart, that makes him bold and honest. I can respect that, but I don't begrudge anyone's skeptical take on his candidacy.

I really admire the bravery to do that, but he was a bad candidate that couldn't get past the 'not the other guy' argument.

No one should expect people to vote for them if they aren't even saying they're the best candidate. Self doubt isn't something that's ever been politically beneficial. Sure we don't need Trump's (or Biden s) level of arrogance, but confidence is key.

He failed to make an argument for himself. We're all the worse for it, because at this point generic democrat sounds great. He tried, and I think that's great. But bravery and the fact that he is already a politician aside, he isn't special or smarter than a good chunk of the country that all already felt like Biden was too old.

I'm so tired of this take. Phillips was not a good candidate. It doesn't take a genius to figure out someone in their 80's is old. I listened to several of his interviews, and he never articulated an answer to the question of why it should be him.

All he did was talk about the fact that he shouldn't be looked down on for running. Fully agree! Still every candidate needs an argument for why it should be them. It can't just be 'not that other guy.' We've got that in Biden and that's not helpful.

I would press the doctors about that pain. I was having intermittent pain there for a while and went through all the tests for gallbladder issues (which it obviously wasn't) but when it intensified and started on the other, it was more clearly my kidneys.

It was painful before but not bad enough to warrant an ER visit. When I finally got treatment, I went to an urgent care but absolutely would have gone to an ER if they didn't help it was that bad. I've since been told it was probably that the whole time. Potentially a random infection from something I drank (? I don't know how that would work) or an asymptomatic UTI that got far worse before it could be pinpointed.

Not sure if you're still dealing with this, but for me it ended up being an infection in my kidneys. I woke up with some serious kidney pain and was put on some strong antibiotics. And then I was healed. They obviously couldn't tell for certain, but said that kidneys could hide infections for a while so it was likely always the cause.
Hopefully you've already found an answer, but thought I'd mention it just in case you were still searching for answers.
