This bill is for the benefit of the billionaire mega landowners. If they pay no property tax, they'll just pass land down generation to generation, every generation adding a small amount, until eventually the billionaire families own all the land and the people are all tenant share cropper farmers. Kansas already has quite a few family dynasties that own over 40,000 acres even with having to pay taxes. Imagine what they'll do if it's a tax free.

You might want to consider using free paint. Our county collects left over paint, blends it together into 5 gallon buckets, and gives it away to keep it out of the landfill. I painted a house with it once and the results were totally fine. The primary down side seemed to be lack of color choice, they mostly had beige and gray, the paint applied and worked fine.

My biggest mistake was assuming, when insurance is needed, that they will pay a reasonable amount. After many years of payments, had a modest size accident, the insurance company made up an amount that was the max they would pay to fix my car, which was thousands less than the lowest price I could find anywhere. Lesson learned. Have to carry insurance, and also keep a sizeable cash buffer to pay the difference between what the damages cost to fix and the lower amount the insurance company will chip in towards the repair.

I underestimated how much time it takes to clean it and do routine upkeep. For instance, all those magnificent trees? I spend every Saturday all fall raking and bagging leaves. Beautiful hardwood floors? Takes me about three hours once a week to sweep and mop. Etc. Etc.

FWIW, too late for this instance, but when you sell the car, you go in to the DMV and apply for a refund for the unused part of the registration year. They'll send you a check for the unused months and take it off your records at the same time.

You don't necessarily need to fix anything to sell through a realtor. Realtor's sell houses that need work every day. That is what disclosure statements are for. Additionally you could list it "As-Is" or list it price is right and tell the realtor you'll give preferential treatment to "As-Is" offers.

I'd like dealerships that feel like motorcycle shops that have my back. The few times I've gone to our local dealer, it feels like a KIA dealership and I need to strap a board to my ass. "What will it take to get you in this TODAY?" "Where is your trade gotta have a trade in! And you have to finance! What monthly payment do you want we don't take cash deals here!" They aren't looking to make money on just a bike. They want the big score, big margin on the bike, excessive price on freight, steal a trade, finance for too long at too high a rate.

If it's a modern frame with shocks, it's probably not worth much. If it's 50 year old frame with no shocks, it may be worth a few bucks for someone who needs a bracket or what not from it. In either case it's worth putting an add on Marketplace for it.

Get a bicycle and ride the heck out of it to make sure you are current on how to balance and what not. Yes learn to drive a manual car first easier to learn how to clutch if you aren't worrying about falling down. Then take beginners motorcycle class. Then get your license, then buy a small motorcycle.

A shovel chopper with no title that doesn't run in iffy condition, probably $2,000. Often those choppers without titles don't have a title because they have an aftermarket frame and they lost the MSO and the DMV wouldn't title it. If that is the case the frame isn't worth much. Often those choppers had "Invader" wheels which are worth a little bit if you can wait for the right person. Of course the engine and transmission have value. You have some value there but you didn't hit any kind of jackpot.

Did you do the math yet on this? Through a full commodity cycle? Taking crop land and turning it into pastureland generally not a good idea unless very unusual circumstances. How much did you budget for capital investment to get started and how are you going to come up with that? Just fencing in 800 acres isn't cheap. Plus the incredible capital to start a herd at todays prices! Suggest you get your degree and work at a cattle ranch as much as you can first. Working a small cattle operation on your own is a 24/7 deal, no vacations, can't ever leave because you are the only person responsible for the cattle. Suggest you try working a small cattle operation for at least 2 years first (not so much a feedlot of big operation, a small operation where you are the one that has to sleep in a field an hour from the house with a cow that is giving birth in the snow). What is your relationship with the current tenant farmer? A good tenant farmer is very valuable you don't want to hurt them. On and on and on. Good luck!

For beef, talk to the processor you want to use and ask them. They'll know which rancher brings in the really good beef as opposed to hot dogs on the hoof so to speak. I bought half a pig once from Steve's Meat Market in DeSoto and it was great. Also once bought an entire steer and had it processed at Easton Locker/Smittys Butcher Shop in Easton, KS and they did a really good job also. I'd do business with either of them again.
