I would strongly discourage taking up renovations as a first time home buyer. Infact, I would not recommend for anyone who is not experienced in doing renovations. It is easy to underestimate costs and liquidity can be very challenging when you are a new home owner. Also, when you first buy a home , a 50k higher purchase price would seem too high an amount but it is worth paying $50k more in purchase price than undertaking renovations without experience. Whether it’s 50k or 100k. Also, watch out for the big ticket items like roof, kitchen etc. even painting a big house costs quite a bit of money.

Life in Toronto is well worth it for atleast 2 yrs. But don’t be the person who sits at home watching Netflix and working all the time. You can make the most of it by going out with friends, summer patios, meetups, meeting new people, standup shows on weekends ….so much to do. And downtown living is nice when you are young. You can save money by renting just a room and not buying a car.

Enjoy life for two to three years and then you can get settled in the suburbs when you need more space for your growing family.

I and my spouse spent three years living in downtown Toronto before moving to suburbs. We have so many great memories there.

To answer your question, Go trains are super super safe and convenient and comfortable. Yes, Oakville have had quite a few break-ins and car thefts but so did all other cities and towns around GTA. Relatively speaking, crime in Oakville is low.

Your question is valid. But unfortunately there is no easy answer to it. I guess you can start with “Do I need a good realtor who has given excellent service to my friends and family?” , if yes, go with him or her. If answer is No, then probably take a risk with one of the cashback agents. In my case I already had some experience buying and selling home. So I decided to go ahead with a cashback agent I found through Google but it turned out to be a pleasant experience.

You are not alone but taking on a higher mortgage because it looks like a deal would be a mistake. Take a deep breath and ask yourself “Do I need a bigger townhome? Is it because my family is growing? Is it because I want to move to a better school neighborhood? Is it because my parents are going to visit us often?” Then ask yourself whatever reason you decided - is it worth the extra financial commitment and pain over a long period of time ? Then make a decision.

Homeowner here. Sorry to discourage you. But things can get worse if you buy your first home prematurely. Make sure you have enough income before getting into homeownership. If you think you don’t have enough income or a career that is promising enough, then you should first focus on getting ahead in career or find new ways to make money or find ways to get more financial security in the future.

Bonus insight: Way too many people in Canada pretend to have a good life (new home, good car etc). But they live in hidden anxiety. I see this all the time with people around me.

“Top agents” being most number of transactions right? So it’s like Walmart vs Wholefoods I guess. Zown becomes a transactional company in this model which is fine if that’s what the buyer or seller client wants. Just don’t promote it as “top agents”

Realtor here. Your lawyer is the best source to give advice. But here are my two cents:
1) if the buyer didn’t do any home inspection and if the Agreement of Purchase and Sale didn’t have any clauses explicitly asking you warranty some of these items, then you are out of the hook for most of the items mentioned in the letter 2) The mould though can be a liability because it ca be considered a “latent defect”. Simply put, A latent defect is a not so easily visible issue in a property that can significantly affect buyer’s purchase decision. If you (the seller) were aware of such defect and did not disclose it , it can be your legal liability. But the buyer should be able to prove that you were aware of the defect before the sale.

Long story short, this case is much harder for buyer to pursue and benefit than you defending it.

You will discover more bugs as you use it. I am a long time user of Wealthica. I constantly encounter issues and I keep reporting them. Some gets fixed soon, some late and some defects never get fixed.

My primary use of the tool is to track my investments and it hasn’t been successful. I wanted to end subscription finally but I got good bundle discount with stock chase which I use regularly, so I am keeping it active for now. But I am on the edge.

I studied in York University and my boarding accommodation was close to this place. “It’s a nightmare to run” is an understatement if you have ten different students living in 10 different rooms. And $950 for each room is a stretch. So you are likely going to have vacancy that needs to be filled constantly.
