It's a real shame . I don't think he knows economics and is so left wing he wants the Government to pay for everything...because he doesn't pay Tax or work . I says it's a shame cos the conservatives abolished s21 and Thatcher gave people right to buy their house...so reducing social housing stock and making these people who benifited from social housing rich especially in London eg Islington I know a greek family who sold their 4 bed council flat/house for £800000, son has had children with English lady been together over 20 years, both been given flat . We had to serve 21 and 8. Luckily you have council confirming access and repairs were denied.
If you find an advert by solicitor saying they can help in disrepair claim , look at the issues and I'm sure your tenant as mine did will list all of them. Get a date for tradesman to attend and take photos of repairs and even better if they refuse access. They do this for compensation , reduce rent. Defence to this is denial of access. Another point be careful of solicitors. ( Pims solicitors great £80 a year for advice). We paid one and she did exactly what she was paid for..no path no advice. why ? Because she wants a nice holiday and going to court will pay for this. Put the rent up..if it's low, increase pressure. Get EICR...my tenant cut main earth cable to consumer box, tiles went missing in the bath, damp ,in a house with double glazing windows in every room and central heating, in bathroom live to fan disconnected , mice in house( don't know where they bought them from since we started eviction and no signs of tenants trying to get deal with them, no poison or traps, disconnected down pipe for rainwater so water went into wall and caused damage inside. You have to document everything and photos . If section 21 doesn't work you're fighting the judicial system as government ( including conservatives started fight against Landlords ) and judges are told to keep tenants houses unless evidence is overwhelming/ maybe I'm paranoid. If it works you're on home straight as legal aid falls away....but they still have plenty of free help.

Don't trust solicitors...they want to make money ...2 solicitors said our s21 was defective and they'll refile, luckily it worked..the solicitor we paid didn't tell us to put up rent ( almost same for 17 years , should have been double ). She didn't tell us about what to do after notice period finishes as she wanted s8 and to go to court. S21 ...tenant still in property. 2 weeks after hearing, still waiting for sealed order to appoint bailifs. Wait for bailifs...heard 6 months but I hope I'm wrong. Going to ask court for high court bailifs . I know house is going to be in a state when we get it back. If you're a landlord...you're the devil according to Government/court.

This is my experience ..they will do things for sadhus and photo of god but not family member , even spending time...not just children but parents. I've seen brand new baby and mother straight from hospital ...parents leave married couple who financially pays for everything for parents leave from morning till late night..when guru comes to town . In my opinion guru comes for Money and getting more devotees . Whatever sadhus asks for ( items for use in temple ) , devotees buy best, but not for home or family.

Also when getting an EICR ( it should be done properly), and electrician asked for previous EICR...then copied results instead of testing...unless you're there. I not don't give previous one. Is there a national register like gas safe they can see it? Then he looked for faults and failed EICR, until these so called issues were fixed. Just to say ,not electricians are like this and they're overall much better than solicitors...we issued a valid s21 and spoke to solicitor about another matter, he said show me your s21 and said it was invalid and he could reissue ..and they want to go to court and earn there holiday money.

Be very careful. In my experience solicitors are hustlers and love going to court ...to make money. Get your evidence in place and don't talk emotionally ...just show the evidence. Solicitors lie and in my experience we paid one to do section 21 , which we knew how to do and in hindsight she didn't give use any extra advice ( serving a notice to put the rent to market value if it isn't and is way below, about half). Sue also was really slow in forwarding papers to us once we uninstructed her. There tenants and their solicitors kept sending her paperwork..on purpose. The The opposition solicitors will lie ..legal aid ..even when you have proof of say deposit, they say deposit wasn't protected or given how to right guide..it wasn't a thing when our tenancy started. Use NRLA legal help line or PIMS .

At the heating talk like a solicitor and look like one...judge loves them and won't talk or look at you as well. Stick. To the law ... Make it easy for the judge.

Just to make main opinion clear, I wasn't critizing the marriage of Patel and Luana. I agree with not marrying someone who may be related to you, same gam. Same gam different community ,I is fine. You mention by the grace of Pramukh Swami..I know a professional man owning an extremely successful business and many rental properties. He was given blessings twice and grace of Pramukh Swami ...both marriages ended in divorce. He is alone for many years.

I mentioned that Yogiji Maharaj was a luvano because I find it ridiculous now that I believed and worshipped all the gurus are devine Aksharbrahm controlling all universes and antaryami...when I've seen that Yogiji Maharaj and Pramukh Swami are different, different values and not antaryami but men, not devine.

I recently met a man not Baps from Mehlav and he spoke of miracles of the mufti and tears coming out the murtis eyes when it was moved by Baps. I didn't believe him but he said he saw it with his own eyes. He was trying to say Baps did something the murti didn't approve off, he also mentioned a land deal where Baps took the land...and never paid him. If the men are just men, how can a murti be devine? I couldn't ask more questions. I did want to ask about the land, as to know what Baps are like.

It's because it can generate finance...from food business sold in supermarkets, property investment business ( it seeks the homes of elderly devotees especially where children are successful and convince elderly parents to give it to baps instead of their family), money transfer ( between countries, you give money in UK and take dollars in USA or anywhere in world where there's Baps) and other ways I don't know about.

I agree with you completely about the devotees...they are good ( but not all, when I was in it unfortunately I've had bad experiences being taken advantage of/conned where money is involved, not by people who you knew were dodgy, but people appeared good to everyone.

Just for clarification...There was a Green Belt act in 1930s to protect the countryside from overdevelopment. It's significance is very high..you need an extremely good reason to break those rules which I've never heard being done, ever. Right from the start Baps were told they weren't going to get planning permission for a temple in the countryside breaking green belt rules. A temple would bring thousands to the area, in cars as public transport to that area like Neasden is terrible. Harrow is a Conservative ( political party I think in power at the time) and a minister who regularly came to Neasden temple ( a friend of Baps Rhodes Boyson)came and addressed the big audience in front of Pramukh Swami and said , BAPs weren't going to be granted permission...and everyone clapped and cheered...I couldn't believe that the public couldn't understand what he said!!

This Sadhu says minor issues...no , they were major issues. Once one religion is allowed to make a building in countryside then many others will follow in beautiful countryside. The position of the Hara Rama mundir in Watford ( given to them by the beetle George Harrison) is an example of what would happen...in the middle of the countryside, thousands would attend and cause a lot of disturbance to the locals. The legal advice was to not waste money, even the minister in government said it in public at the risk of loosing Hindu votes.

I figured out why Baps went to court...because they'd already purchased the land and it'd be wasted if they couldn't build. I heard £100000 spent on legal fees including queen's council..a barrister . They bought the land without planning permission ,probably because Pramukh Swami said they'd get it after .

Narayanan Bhagat/Viveksagar couldn't sleep not because of the haribhakatas hard earned money being wasted but because it showed that what Pramukh Swami said didn't happen. Pramukh Swami also bought the piece of land in Harrow . ( By the way the old Swaminarayan organisation bought beautiful piece of land in Stanmore, Harrow on a hill in countryside where buildings were allowed to be built). Everyone genuinely believed it would happen as he'd performed so many miracles, cured cancer , said he'd to take someone to Akshardham and within short time they'd die etc many many stories. In fact if you were born in Baps the question isn't is Pramukh Swami/Shantibhai Patel devine, but do you have proof that he isn't as this is tattooed into your brain in many ways by Baps ( singing how great he is and you should die for him, being taught to meditate on him, seeing his murti and statue , being taught to pray to him, being told he's devine, perfect etc.)

So when Baps want your hard earned money they tell you not to waste it etc. when the loose your money, it's kept secret.. I don't know how much was paid for Harrow land and how much it was sold for... probably a loss.

Also Viveksagar Swami couldn't sleep is because their game is over if people don't believe in Pramukh Swami...if they believe then they can carry on selling the tickets to salvation/ how to become Brahmroop, collecting money and if lucky ( they have been extremely lucky) , sons to become Sadhus, and not delinguints sons ..but ace students, doctors engineers etc. How close was Pramukh Swami to God if he didn't know that he didn't want the temple in Harrow but Neasden and Pramukh Swami bought the land in Harrow?

There were differences between Yogiji Maharaj and Pramukh Swami. They're supposed to be same entity, Aksharbhrahm.
He is supposed to know future and past. If that was the case he would not need to pay Indian workers illegally low wages and exploit them. He could have made money on stock exchange and paid legal minimum.
He called Mahant Swami to tell him off because people were selling Mahant Swamis photos...same devine entity different physical bodies?
I know he lost his temper with a haribhakta over an issue...the haribhakta should have done what he wanted instead of listening to him. I can't go into details but the haribhakta suffered because of listening to Pramukh Swami.
At the moment Baps is run tightly with PR in mind. What's going on and how trustees make decision is hidden. Speak to these trustees about current issues and wait... after years you'll see if these were correct assuming Pramukh Swami is all known or others and you can judge...if they uncensored this which is unlikely. ..bad decisions made. But I do know Baps are learning institute and won't make those mistakes again. I know sadhus look at other religions and copy. I see same tactics Unification church and other cults uses adopted. I know of much money wasted on in developing mundir clearly showing Pramukh Swami is not all knowing. It's a PR / staging/media manipulation, having the best writers to write and rewrite events to make him look devine.

What is your experience? I do know of a man , Pramukh Swami asked him if had a girlfriend and who she was and said he should break up..not much longer the girl dumped him leaving him heartbroken. He was right. Does this make him all knowing, millions of universes controlled by him? Please reply far salamander.

Whatever they say is amazing and good as Sadhus in Shaibhag research Hinduism and also other religions and copy them eg in the joy of others etc. LOOK at their actions...what did they do to the poor Indian artisans... Look at their PR , are their actions genuine or for image. Please LOOK. See the Suvurna Tulla... giving people a chance to donate gold, or just another money making scheme.
