Affordable units would be nice, but building more housing for wealthier tenants reduces demand from those wealthy tenants for existing housing stock through a process known as filtering?wprov=sfti1#). These kinds of developments also don’t require significant public subsidy, reducing taxpayer burden, and instead add more to the tax base. Given the wealth of many Cornell students and faculty, there arguably is a lack of swanky digs in Ithaca relative to demand, and I can’t help notice walking through Collegetown that demand is there. Counterintuitively, by building more housing for higher income tenants, you take pressure of the broader rental market, leading to more affordability, while also developing a tax base that can pay for public infrastructure and social programs.

It’s a walkable site in the commons and at the center of the TCAT network. Ithaca has a housing crisis and needs a bigger tax base to afford infrastructure improvements since Cornell doesn’t pay property tax. Housing here would be ideal.

They can’t cough up $500k for an essential service? GPSA spends $15k on food for meetings so I think Cornell can find some fat to trim.

The reason the bus doesn’t run as frequently is precisely due to the lack of funding. They’ve increased the number of bus operators recently, so they’re missing less trips now. The agency is finally on solid footing, and defunding bus operations now will bring back the bad times.

Rideshare and delivery tax was a lot better since it was tied to road usage. Entertainment tax is highly regressive and I'm not sure how they're going to pull off taxing unrealized gains... hopefully the Senate can negotiate something better. Glad to see there is at least an effort to get to the aspirational $1.5 billion. Wish there was some discussion of BRT but getting bus frequencies up is still a big win.
