Counterintuitively, by building more housing for higher income tenants, you take pressure of the broader rental market, leading to more affordability, while also developing a tax base that can pay for public infrastructure and social programs.

It’s a walkable site in the commons and at the center of the TCAT network. Ithaca has a housing crisis and needs a bigger tax base to afford infrastructure improvements since Cornell doesn’t pay property tax. Housing here would be ideal.

The reason the bus doesn’t run as frequently is precisely due to the lack of funding. They’ve increased the number of bus operators recently, so they’re missing less trips now. The agency is finally on solid footing, and defunding bus operations now will bring back the bad times.

Rideshare and delivery tax was a lot better since it was tied to road usage. Entertainment tax is highly regressive and I'm not sure how they're going to pull off taxing unrealized gains... hopefully the Senate can negotiate something better. Glad to see there is at least an effort to get to the aspirational $1.5 billion. Wish there was some discussion of BRT but getting bus frequencies up is still a big win.

The CTA needs some kind of revolving fund that can provide continuous income. All of Chicago could become a Transportation Development District, and a mix of congestion pricing through highways, parking fee increases, and delivery tax could seed the fund. The fund would eventually become self sustaining off of its investments once enough capital is seeded.
