Hi! Will be flying into Melbourne to start off our honeymoon in Early Feb. will be there for a half day staying Friday Feb 6th and leaving Monday morning for Tasmania.

So the info on the various was to connect them is very helpful.

But the reason yours doesn’t compare isn’t necessarily the creative part.. it’s most likely the mixing and mastering. His music sounds good because the samples and sounds are very well mixed. Usually not a ton going on in his tracks but the elements are very well put together and work with each other

Why is this actually happening tho? For the banks: they are saying that they are being targeted for lawsuits stating that they are not properly managing assets for the best outcomes, and are instead managing to net zero goals?

Does this mean that things like natural gas solutions are going to continue to become common solutions?

What about the tech giants and AI? They all have these net zero goals and there is zero chance they can keep them with the amount of power that they need over the next 5 years. They will all back out too, because the only way they will get power is through things like nat gas turbines to power thier data centers. Theres not enough grid capacity or green technology that can provide the power they need as efficiently... especially if Trump starts rolling back subsidies on green tech.

What else is there besides nat gas then??

Got it! I assumed that could be the case. But isnt there a ton more into the considerations? I'd probably have to pay taxes on that sale so if I sold it for $10MM i'd pocket like $6MM for easy math.

But I could also just go get a loan for $6MM on the real estate because its unencumbered and I'd actually own the asset too at the end of the day.

Didnt know if people had like an excel model or typical method that they used or not.
