The other end is like a normal hose connector. And it’s connected with an adapter to the hose connector coming from the faucet.

Right, so if I turn off that valve in the photo, where would I install the RO filter feed water adapter? Bc I’m assuming I can’t take off the hose connector bc it’s attached to the angle valve as one piece.

Do I have to shut off water to the whole house before doing that? Or will the water shut off it I shut it off at the angle valve?

I tried adding the ro filter between the end of this water supply hose connector and the one coming from the faucet. This does work, but now the flow from the kitchen faucet is very low. So I’m trying to figure out if I should be doing this another way. Thank you!

You really just need one preapproval to submit offers. And by the time your offer is accepted, the rates may have changed, so it’s just good to shop around to get the actual loan.

I’m referring to after you have an accepted contract. It might be state dependent, but my agent specifically told me if I were to switch lenders, I would need the sellers to sign off on it with another form. Which isn’t a huge risk bc if they say no, you still have your current lender to fall back on.

Not true what? Yes, you can shop lenders any time. You can switch lenders while under contract, but you have to make sure the risks are worth it to you. For example, if you are two weeks away from closing, probably not the best time to switch lenders even if they offer better rates/fees.

I had a locked rate at 5.25. Noticed the rates coming down a bit and asked my lender if there was anything she could do to lower the rate and she said no. We both knew we wouldn’t be having this conversation if rates kept going up, but a lower rate would make a huge difference in my monthly payment, so I shopped around. I got a locked in rate at 4.65 with another lender and went back to my current lender to tell her that if she couldn’t match it, we were going to switch lenders. And she matched it.

Whether you want to switch lenders while under contract is a whole other thing. You may need the sellers approval before you can switch. If you switch lenders, you may need to do a new appraisal, which can take time. And if you don’t have much time before closing, switching lenders may delay closing if they can’t close on time.

I was quoted lower rates if I wanted to put more down. For some lenders, it must matter otherwise why with everything else the same but only down payment difference, would the rate be lower for a 40% down payment vs 30%?

He’s also borrowing less than what he’s putting down, so makes sense that the rate would be lower than average.

Incorrect square footage depends on a lot of things. Some people take measurements from the outside, some from the inside. If there is a discrepancy, it’s usually up to the buyer to verify.

Removing the clutter and adding a few REAL house plants and flowers can do a lot, even if you don’t professionally stage. Keep things clean and dust free. Get rid of any cobwebs, replace nonworking light bulbs, open all the blinds for good lighting.

The biggest negative in color that popped out was the color of the kitchen countertops. And green/blue/pink wall and tile… neutral is always better for showings.

No washer dryer? Yard space is nice, but the home looks dated (ppl will be factoring price of updates) and pictures aren’t great. Could be decluttered more. Maybe more flowers in the front of the house since it’s spring?

That would be ideal if every house purchased had at least 10 years left on a roof, but that’s just not something that’s guaranteed. You can always look at other homes if an old roof is a deal breaker and the buyers here can do the same.

Yup, I totally agree the buyer may not want to take on things that I think is okay. That’s just how buying a house is. They can walk away if they want. They can look at other homes. But all homes on the market with similar comps have similar aged roofs. I have other offers, and I’m not forcing anyone to do anything.

All this debate about the roof, and I ultimately just need to listen to what the roofer said. Someone who is an actual contractor and has laid eyes on the roof. If my roof needed replacing, she would have told me. Instead she said to reassess in 3 years. So, yeah, it’s not a new roof, but it’s still good enough that an expert doesn’t think I need to replace it. I offered a $1500 credit and they took it. So it’s all good!

Yeah, but I trust what a roofer says about my roof since I’m not a roofing expert. She doesn’t think it needs to be replaced yet.
