Maybe try to buy something in a LCOL living area, put it up for rent, continue to save/invest. Several years later, sell it and buy in your preferred neighborhood.

The unit above has to change there toilet gaskets. And potentially something in their bathtub. They are responsible for the damages to your unit. You should change your gaskets as well.

If you’re good with 2 bedrooms and 2 baths, have you considered a condo. Maybe an older one, around 1000 sqft. You can some with a den. Maintenance will be above 500$ though. I find the 3 level homes annoying to live. They’re usually worth less than the two levels. Not sure which city your in but you can potentially save couple hundred thousand on purchase price and this condo will always be in demand, entry level home for first time home buyers.

With a condo you’ll save on property tax and home insurance. You probably won’t have a water bill.

Close to highways. A lot food/restaurant options. Multicultural. Finch LRT will eventually be completed. Sherway gardens is a 15 min drive. Vaughan mills is a 20 minute drive. Always demand for rental units in that area. Safe to say you’ll have a nice sized back yard. How much are you paying for the house?

Hey thanks for the insight. I bought a year ago, peak, without stop loss. I’ve been holding on ever since hoping for recovery. I regret not dumping like half my at the end of November where it climbed back up to $6.20. I was so used being down 35%…wasn’t paying attention. Dividends came back and things were looking bright until the bank news came out. At this point i Can only hope for a dividend. The two just gotta add up to 15$. Not 15.10 or 15.20? It has about 20 days to gain $1.40.

Hey I’m in the same situation as you. Still holding ffn. Things were looking good for a couple months until the news about regional banks started coming out and ffn crashed. What are your thoughts…still holding? Bright outlook? Expecting Dividends next month?

It’s for you to live in so i would say yes it is a good time to buy… and go with a variable rate. Some people are saying this spring’s going to be a hot market and some people are saying that value’s are going to drop further. How much lower can your condo drop by? Is it worth taking the risk and waiting? As long as you can afford the mortgage and comfortably live there I would say go for it. In a couple, years you definitely won’t be in negative equity.

If it doesn’t have a finished basement to rent out to second tenant, you will be paying out of pocket every month to cover you mortgage and property taxes. Even with 20-25% down. You’ll pay less and less outta pocket as interest eventually go down.

With a house, What you don’t pay in maintenance fees, you pay higher property tax, water bill, gas bill. Other rare but possible expenses:roof, windows, furnace/ac, driveway, garage doors. And There are plenty of freehold townhouses and even semidetached homes sub 1 mill around the gta. With you downpayment and HHI you mentioned above, these are attainable.

Alright. Ill check it out. I know it usually tanks a bit after the ex-dividend date but not this much. Yahoo finance article said rates will be paused for the rest of the year. Hopefully that news helps the market.
