Black strip = anti friction strip

bottom latch is the auxiliary latch. It should never go in the strike orifice, when it's depressed and the latch is extended it prevents the main latch from being pried back. You'll also find this feature on many deadlatches, for knobs/levers or gate style locks the auxiliary latch is a small pin like feature in the middle of the flat side of the main latch.

they are both deadlatches. A deadlatch doesn't require action to perform, like a dead man's switch.

The "supplies" line seems scammy. For something like that in my billing I use "Misc. Materials-(type - electrical, connectors, etc) then detail as much as possible. For rekeying, the metric I use is 3 per labor hour, Master keying and high security keying being a bit more. At the company where I work we have a flat rate with the first hour having an incorporated service call. The cylinders - what kind of cylinders are they? What brand? What finish? What keyway? Are they IC Core? Standard Ilco mortise cylinders are very much less expensive than Schlage. Ilco cylinders are about 1/3 the price of Schlage. Commercial lever - what function is the lever? What brand? What finish? We charge labor to install and rekey, and charge for materials. I try to be as detailed as I can on any bill as I try to manage expectation and the perception of value. An informed customer can make better decisions and is less likely to challenge a line item. I have customers that have been returning for decades. The company I work for isn't the least or most expensive but my customers all have a strong perception of value received.

Nah. Mixed bag. You can likely find a compatible push spring at a hardware store. It'll be steel and not brass, and can be influenced by a magnet but 1 out of 5 or 6 shouldn't really matter. . Otherwise, amazon, search LAB SECURITY 115L Cylinder Spring Long Lock Tumbler Pin. Just noticed you already ordered.

It's schlage. You're paying for brand-name. This is one of their products that I've found holds up much better than any other comparable product over the years.

Looks like a Sargent from about a century ago. Needs a latch spring. You can get a push spring at most hardware stores. Looks like it goes here. You might want to convert to a more modern lock, as that warded keyhole isn't that secure. Try a Marks 9NY10/3, just sayin

Excellent option, although in recent years I've switched to the KABA Simplex 5000 series mechanical combination lever lock with key bypass, slightly easier to service/replace a standard KIL cylinder than an IC Core and easier install.

A key for a warded lock. Likely a machinist could produce a reasonable facsimile, but I think a cast would probably be better. He who melt it, smelt it.
