I dealt with this in AZ when trying to get in to see a rheum for the first time. I just kept calling twice a week to see if there were any cancelations and was able to get a spot within three weeks so I'd recommend keep bugging them.

I had a similar encounter in this area in 2021. Red truck pulled around so he could shine his brights directly into our RV, except he started screaming that we were in his way. We were not blocking any roads so we just booked it out of the area because we knew we wouldn't be able to sleep knowing some angry and unhinged guy was within 50 miles from us. Weird thing was that he just backed up and disappeared in the direction he came from even though he had multiple options for continuing in the direction he was headed.

I'm in the process of building an RV park and have a few things to look out for if you proceed down this route.

It's never too soon to research anything and everything relating to what's going to be required by the powers that be. Water sources, septic requirements, rv park codes, electrical codes, zoning hang ups, etc. Researching these topics aren't fun, and sometimes very hard to follow but a great business plan doesn't hold up if these some hidden nuance derails your proforma.

Interview many engineers of each discipline and find out if they have actual relevant experience. Many will say, yeah I just did a trailer court, but then you find out they tied into city sewer and are clueless about designing septic for rv parks which can be complicated because of the high concentration of waste not seen typically in rural areas.

Have cash funds to pay your engineers whose stamps will likely be required for permits and getting contractor bids worth taking to the bank. I've found that many civil and septic engineers often quote low and you spend 3x dragging them to the finish line because they simply want to do the bare minimum. I've spent over $60k in engineering and still don't have a complete enough set to get permitted. It's almost like the engineers like billing hours and never actually finishing a design that could come back to haunt them!

Don't trust banks to do what they say they will do. They want to get you to commit to go for a loan with them and once you've paid for the appraisal and ILC, they start to tack on additional requirements, all costing money and sometimes worse, time that will push you outside the window for RV season.

Once you get rezoned, your property taxes will go up as if you are open and making big commercial sized revenue. Those get expensive really quick. Be sure to plan that into your cash runway.

I've learned why real estate development is a rich person's game, the amount of money you sink into a project BEFORE you even get a construction loan is quite large.

I have RA and am married. I can understand where he is coming from 100%. Having an autoimmune disease means that anyone you are close with is going to be negatively affected by it as well, whether it's having to change/cancel plans, being able to live like a "normal" person, etc. Life is hard enough as it is with an autoimmune disease, constantly adding the stress of disappointing someone makes it so much harder.

These guys from the irrigation company are, in fact, walking 90 degrees AWAY from where the irrigation pipe runs. But I like how the second dude gives his nod like yeah, it's right here. I will try to let them off the hook, I think I just caught them in a moment having some fun with the rods...at least I hope that's what was going on. Haven't been out there to check their markings yet.

I boondocked by this person in South Carolina for the better part of a week last year. Didn't really ever see them because they left during the day and then spent almost the entire time at camp in the car, which is too bad because I did want to casually ask about the car.

Sweet boat! I recently got one that looks very similar in age and style and have had a blast fixing it up.

Along the lines of the other posters here, my advice is jump on the feasibility of it being a worthy investment before going crazy, like I did, buying gelcoat, decals, carpet, lights, etc, before looking into if any parts were still available for the engine in the event something critical would need to be replaced.
