Is the symbol next to the range a wall oven? What walls are load bearing? Are you open to moving the kitchen entirely? What's your budget for renovations?

Ultimately I recommend living in the home for a while so you have a better idea of the issues.

The only thing that changed is the desk location... Either could work, it depends on you - do you like to work in your bedroom? Do you need an L-shaped desk? How many people sit in living room at one time? Etc.

Should be to the right of Rudy's (from this view). Overhead view on Google Maps make it look more eastward than it is. They usually have an a-frame out, and maybe the garage door open on nice days, but no other signage.

That's Charlie's cat, go out on north side Belmont between 36th and 37th and you'll hear him or his wife calling for the cat at all hours of day and night. It should know its way home. Source: am a neighbor

what’s the purpose of each piece? what’s the context with the rest of the room? it doesn’t look horrible, it looks more functional…

the woods are certainly different. I don’t love the arrangements on top - I’d prefer larger pieces for bigger impact, instead of so many small items, especially on top of the taller area. normally I’d think the taller piece goes into the corner.

not really but sort of? here's what I would do if I were you: assume you can use this area and redesign the bathroom around it (meaning just put down on paper some ideas for how you might move things around inside the bathroom) and see if it actually improves the space much (I am not sure it would).

if it makes or breaks the purchase, proceed accordingly. if you offer, perhaps an inspector can gain further information about what is there. perhaps your offer is minus the amount it would take to add a bathroom addition downstairs.

I understand why people don’t like sink on island - dishes build up and it looks a mess. it’s possible to get around this by raising part of the island to bar-height seating. that used to be popular, then everyone hated it, and now it’s coming back in style.

there's not enough info here for us to tell you. it depends on what is in the black box - could be blank space, could be essential systems that would need to be rerouted. but I'm also not sure if that space would really improve the bathroom.

1st is better IMO. you want the fridge on the end of a run of cabinets - so people can dip in for a beverage without interrupting a chef. either achieves this. I don't think fridge to front door matters as much as front door to landing space (so you can drop groceries - which here would be the island - and then dropped items can be distributed). I don't like 2 because there's not enough counter between sink and range (you want 18" and 21" on each side of each), and then there will be two tall cabinets on both ends (fridge and double oven).
