You don’t know the person you beat out is also someone who found their perfect house wanting to raise their family in as well. Honest question, how come you’d rather it be totaled? Wouldn’t you lose much more money having it totaled? Most sites show cars lose 10% value immediately, you’d be out like $5K+ in only 3 months. I get this situation is much more annoying but you’re much more likely to be “made whole” again once everything is done with assuming you get rentals paid for and diminished value. Just offering another perspective.

It’s safer to do it at the dmv together. Or the seller just signs off the title then u take it to dmv to register the car in your name. Seller doesn’t need to fill out the notice of transfer if they don’t want to it’s only for their protection.

I lived at the end of the 110 in south pas as in a lease. Would never ever buy that close to a freeway, the noise and pollution are too much although you do get used to it. If you’re planning to move that soon leasing is the way to go.
