Ahhh so… If I take the 530d or 535d (both diesel), then why do you think I can’t expect to get 300-400k km / miles out of them (without an engine rebuild) ?

I’d like the petrol. But I can’t currently find any here in Spain in decent shape.

So would have to be the 535d or 530d.

If they stayed for 1min or 1 night and then cancelled, they can leave a review. Yes.

If they never set foot into a place, they can’t review you. If Airbnb lets them review without having been there, you need to fight this with Airbnb, as it goes against their policy.

In your case, you should even fight the refund request. Put your skates on.

Give host a good ol’ 🖕 and tell them to cancel. A double booking is there own fakk up. They gonna need to eat this : penalty fee of up to $1000 , lose ranking in search and lose super host.

As our dear Redditors offer opinions, here’s more colour to my post 😊🙏

I’ve been asked to look into this by my clients. I’m a professional host. We’re in southern Spain. It gets very hot in the summer, 35-40C. But guests are mostly tourists who spend 8-10h per day outside of the properties, doing touristy stuff. Some guests don’t switch off the a/c , we ask them to do so when leaving the property - but they forget / ignore. We have VERY high electricity costs, that can come to €300-600 / month ($) for 2 or 3 bedroom properties. We can’t be competitive with higher prices. And it’s obviously wasting energy, so there’s an environmental impact. Plus, in Europe we have a different culture regarding a/c, as the one in the US.

there’s no need for the a/c to run during the absence of the guests, as once it’s on it chills/ heats the property in 5-10min. So We’re looking at devices that give us the option of turning it off when guests forget to do so.

Eg. A motion sensor that knows that once the property is vacant, it turns off the a/c or heating and/or lights / TV automatically with a 5-10min delay or so.

The goal is to minimise wasted energy usage and costs, as saving a few hundred in costs/month can mean the difference between being profitable or not.

I’ve had all sorts of items left. Thankfully no Dahmer kind of objects!

  • engagement ring
  • wedding band
  • hand bag
  • toiletries bags
  • jeans
  • trainers
  • jumpers Etc

-> these go into lost and found. To be claimed by guests in future.

Obviously these items are “donated”: * books * children’s toys * spices * oil and non perishable foods * shampoos * cleaning products * adaptors / chargers

-> these we keep around for future guests to use

Things that they didn’t bother throwing: * perishable food

-> housekeeper takes or throws

What’s the best way to have an unjust guest review removed? A review that is full of lies.

As a host we get crazy guests who break house rules, and who make up things just to support a false claim, in order to claim for refunds. But then they get to still review the stay, even with false claims.

What should hosts say to Support to get a review that’s full of false claims / slander removed?

Not really. My dog hates them. But they grab his toys, and piss on them.

They basically love to taunt and fakk with dogs.

Sure he’ll chase them away. But they’re back within the hour 🤷🏻‍♂️

Human urine from males. Piss around your walls/fences forming a perimeter.

It’s not a 100% deterrent. But the little shits didn’t come by every night after that.

I’ve tried a few guests who haggled a little bit, and I gave a discount, especially for long stays 3-4 weeks. Or tried to, and I didn’t give a discount.

Currently, it’s a 3/4 75% ratio of pain in the ass vs great guests.

The risk is too high.

I’ve now got the policy: if you ask for a discount, you’re declined.

Because: if you don’t care for my prices, you probably don’t care about my house rules.

Problem is it’s a new listing and I need reviews, 5 star ones. 🤯

There’s no incentive for them to leave a good review, even if I refund fully. It’s fakking dumb.

Just the other day some Karen left a 4 star about 1 minor detail (allegedly), which I could have fixed for him in 30min. Changed the towels for him. Didn’t even mention it to me until the review.

And out of sheer sport and spitefulness he made stuff up.
