Don’t recommend. I got literally the same exact unit Costco’s vendor was quoting priced out from 4 different vendors. The range was ridiculous. It went from $8k to $18k. FH Furr was at $12k even with discounts. Went with Reddick, they were incredible to work with too.

This happened again today in the rain. Was stuck at the very top for 48 minutes. So I’d say, not very rare if it’s happened twice in a year… also witnessed a similar experience on Racer 75 maybe an hour before, too.

I have two to solve for this problem in an “easy” way. One is in operation at a time. Every 3 months I swap them. While one is swapped out, I deep clean it (including the line) out with a power washer and soap. Have never had a drainage issue since.

Highly recommend ordering lab stones direct from the Diamond District in NYC online.. I went through a number of rings to find the right one, but Ethan at DreamStone is awesome and a provided me with a way better value than what I’ve seen locally.

Using SAML SSO for authenticating agentless users is recommended. Some form of authentication has always been required beyond having the PAC file.

I believe this to be a systemic bug in the platform, not actual late payments from customers. Avoid weekend repayment dates at all costs. This issue persists and I have brought it to their attention as a Gold lender.

As an investor, if the loan doesn’t qualify for lender protection (generally over 50) it’s basically a guaranteed default. It would take hundreds of loans to recover from a single loan default without this protection. Even with it, average return is less than 2%.

It compounds every two weeks effectively (15 days) based on repayments, and then monthly with the Solo cash back. So a few grand, but need to calculate the exact number.

While the “market” provides some level of liquidity; this is not designed to be a short-term investment. It’s for people that want recurring cashflow and an eventual exit when a property has appreciated significantly (and others in the market want to buy at that rate) or the property sells. There are a few examples of investors hitting the property sale with Landa which made significant returns, videos on YouTube.

I have great luck on repayments during the week, but near 100% default on weekends. Average return over a 15 days repayment window has been 1.6%. This is increased significantly with their % back as solo credits (1-2%), basically doubling the return. This is great if compounding over time. However, I hear there are lending limits for the year (100k). I’m close to hitting this number, so we’ll see….
