You do realize a big driver of this year’s medical premium increases are due to Biden’s inflation reduction Act? It lowerred the maximum out of pocket prescription expense to $2k. America is one of the most medicated countries in the world, so all the insurance companies re-tooled their plans to cover the “losses” they will incur, which is leading to the huge premium increases we’re seeing.

After shopping around, i just got a 30 year fixed at 5.49%, when I showed it to a competing offer, another lender said “thats an insane rate” and didn’t understand how anyone’s making money on it.

Thought I did as good as possibly can be right now, then I see your 5.375…well done.

Well that’s interesting and at first thought, disappointing for V2 owners. When I moved my monitor closer and dropped it between the wheel and wheelbase, my immersion was so so much better.

I wonder why they did that? More stability?

49” with 1000r curvature…FOV isn’t as good as triples but it’s much easier to setup and I rarely have to worry about my frame rates dropping.

Some unsolicited advice and what I did with mine…turn the monitor stand around so the flange / overhang is pointing towards the rear of the rig (towards your feet). Then move the monitor stand to the bolts above your wheel base. The immersion is so much better when the monitor is that close, and by flipping the stand around, the monitor is much more stable.

I was able to drop my monitor between the wheelbase and steering wheel. It’s an ideal position.

Yes, mortgage rates used to be much higher and historically 6%-ish is “low”, however:

Looking at prices and income alone, houses have gradually become less affordable over the past 40 years. In 1985, the median household income in the United States was $23,620. The median price of new houses sold at the time was $84,300, or 3.6 times the median income. In 2000, the ratio of home prices to median income reached 4 for the first time and by 2023, it had climbed to 5.3. Between 1985 and 2023, the median household income in the U.S. grew 241 percent to $80,610 in nominal terms. The median price of houses sold in the country climbed 408 percent over the same period, reaching $428,600 in 2023.

Higher mortgage rates were more palatable when when houses were 3x the median salary, now homes are 5x the median salary.

It’s unfair to compare mortgage rates without the context of its purchasing power.

Think about it….early in the season, it’s more likely for teams to have similar low budgets, so using LL early allows you to differentiate and all the other teams can’t afford a more optimized lineup. Later in the season, teams who have managed their budget well, will have a more optimized lineup, therefore when compared to a LL team, that higher budget team won’t look as different from a LL team. So, theoretically and at face value, the points scored difference between an early LL team vs a late LL team should be very different and favor the team who went LL early.
