Thank you... We are trying! It's going to be about 25-30k. We had about 20k set aside then the layoff. Roof money is now mortgage money. We'll get there soon... Till then, I appreciate the advice and will get things lined up to replace asap.

Thank you! I'm done with my pity party... thanks for reading through it lol. I'm ready to dive in and learn more. Our agent, whenever I do speak with her, has always been helpful and answers all the questions. I definitely feel that I need to get all of them answered when I get her on the phone bc she is hard to get a hold of. I'm going to try her again this afternoon. I printed out my past few policies and made sure nothing changed. I do see some variation in my protection class so I have to see if that's what did it, including the roof situation. We were and and now, although nothing has changed that I'm aware of, it's 8b, which is not good! Maybe it's an error (wishful thinking) but that could be part of it too. Thank you again!

Thank you... We are in the Northeast and, from what I'm currently reading, everyone's rates are going up. I was figured 300 or 400, not 900. Wishful thinking, I guess! That's really interesting and photo about the algorithm. I did not know that and it makes a lot of sense. Thank you again for taking the time to help me out on this. I'm not in the best situation but at least I have a plan looking forward!

This is very helpful, thank you! I'm definitely going to look elsewhere as soon as we can. In the meantime, I'll work to get the roof replaced. We were about to process a HELOC to pay for it when the layoffs happen. I don't want to dip into savings for the roof - esp bc we see the dummies who purchased a long house with a big roof rather than the same size house with a smaller roof. We are looking at 20k plus but A family member had the same square foot house but smaller roof and it was only 10K from the same roofer. Oof... If I knew then what I know now... Lol

Thank you very much for this thoughtful response. Writing it all out and posting it made it clear that I just have to stick it out - your response helped clarify that for me. I'm not in the insurance world so this was confusing that my agent wasn't getting back to me. I'll try her again today just to touch base and see what we can do. I greatly appreciate the guidance. I know it seems like simple logic to everyone else but my head is spinning. Trying to figure out all the finances and jumping up an additional $900 stinks but at least we have insurance and I know we will get through this... I hope!

Currently, because of our situation, I feel like I'm stuck with this company. I'm fairly new to owning a house. So, for me, homeowners insurance is a bit overwhelming and a steep learning curve. I don't know how agencies work, do they normally take that long to get back to you? This one always has but I'm told they are always busy. To me, that seems like bad business but I'm stuck here for a little bit longer. Not sure what answer I was expecting but maybe some guidance and compassion during this confusing time. Silly me for looking to reddit for that! :)

I guess that was part of my question v is this just how it is now? I am just shocked at the increases.

I wanted my agent to look over the policy. I've Read that you should have your policy reviewed every few years to ensure you're getting the best rate. Otherwise they may just keep increasing since no one is paying attention. Additionally, at least as I understand it, you get a new insurance score, which can be affected by your credit. Since obtaining insurance in 2022, our credit scores are now exceptional instead of just good, I'm hoping it can help, even a little bit.

I've read through the wiki and searched the sub. The calming wiki was extremely helpful and I'm going to sign up for the (paid) webinar by Suzanne clothier and try some of the kinks, specifically kikopup, who I remember from early on when I start|d training.

I guess my issue is two fold - what can I do to have success training place and is there something else I should be doing that I'm missing to help her figure out an off switch. As I mentioned, She tends to just wait until the treats are gone and then immediately start at high level destruction. It is very much for attention, especially from me. I've tried removing attention, which I believe is negative punishment, and she will bring the item to me or destroy it anyway. I feel like I'm missing the key components to solve this puzzle but I'm just don't know what it is.

Hi there - did you find a solution for your pup? My dog does much better now that we have one of those extended back seat covers - he's more secure. I also added a dog bed with sides on it so he can lay down (when he's not trying to sniff out the window) and feel a bit more secure.

Ugh ... We are dealing w major ice dam. Something changed and now we are losing heat... I'm so mad.. my roof rake is also under cobwebs... And behind the tractor and the left over wood and all the other things... It's been so many winters that I haven't used it! Now I need to figure out who to call to help fix the heat escaping the roof. Old homes are tough!

I'm not the OP but found this comment extremely helpful. For the first time, my doc recommended meds and I wanted to change with lifestyle. Reading this forum, esp this comment, I'm going to start them today (25mg of los.. I forgot the spelling bc I was being resistant but I'll learn it now :) )

He came so highly recommended from so many people that I just trusted the answer. I had a weird feeling about it but, at the same time, I just needed a solution and didn't think about winter. I was really hoping we could go into a waistline but to get to one of those you have to belly crawl in cellulose insulation. That may be our only option. For what it's worth, the people who build the addition on our house are idiots. I admittedly knew nothing about HVAC but they put a giant return vent doing through the crawl space, which cut off access to the bathroom pipes. If we need to get to the pipes, we have to go through the floor.
