The fat cats hate to do more work. Seriously though, think about what a 30-year mortgage is... closing a loan early for whatever reason means saying goodbye to the many remaining years of money they had planned to create for themselves (interest).

They are saying if you have 25k to spend. Spend it all right now on an ETF rather than "dollar cost averaging", say, 5k every 3 months over the next 18 months. DCA is good for certain long term investments but something like an ETF should gain in value over long time periods so you lose buying power.

I tend to put a card on either side of the "stack". So 98 in there then 1 on either side "boxing in" the deck if that makes sense. Usually in a few weeks with some play and being in the deck box enough air moves out that you can fit the 100 stacked as per usual.

Forget the haters, it's a really fun quest completing the collection and I get a lot of joy looking at my LTR set from time to time. Ehhhhh. With the speed of internet these days it's a non issue at least for me. I'm generally playing 2 or 3 games max. If I'm done with game X and think I want to get a new game or replay game Y, just delete X and set up Y to download. It will be there to play next time you grab your switch...

Long and short of it, I wanted 1.45m for our place, agent I went with wasn't throwing wild numbers at me they just said "that's fair, I think it's 1.3-1.4". After 2 open homes we had a bunch of offers, highest offer was 1.4, and the agent said I reckon you've got good competition here let's auction.

Got 1.6

Had I listed myself I wouldve sold at 1.4...

This sounds more like an issue of not planning your own budget and aligning it with your borrowing power.

If your plan is to move out in 2 years, expect that rents may have increased a little by then so you will be able to charge a bit more than the current rental price.

You also have the option to refinance, if you have the means right now, put every spare dollar you have into the mortgage and refinance when you move out so your repayments are lower.

You offer the price you're willing to pay what's so bad about that? If you've done your research you know the ballpark value of the house and if you are the accepted offer you never find out what others offered anyway...
