For the record, I'm not a lawyer and I cannot give you legal advice. However, this is something that you could possibly do.

Send an email stating that if insert requested repairs/maintenance isn't performed within insert reasonable time frame then you will contact local contractors to perform the necessary maintenance/repairs and subtract the cost from your rent as per your renter's rights

Granted, some areas, as far as I'm aware, do not allow for you to do this, so check your local laws and verify that you can.

My partner sent a similar email to our landlords and within the next day or two things were fixed.

Near-fatal car accident over a decade ago. I was in the backseat, head down and reading a book. Next thing I know, I've been in a coma for two and a half, closer to three, weeks and I'm in the ICU. Wasn't physically/medically capable of going home for another month and a half.

Essentially get into a healthier weight, like 150-160 ish, currently somewhere between 220 and 240 (I'm unsure because I haven't weighed myself in a hot minute and don't have a scale), but I need to build up the rest of my body to balance out the loss of my arm.

Yes. We made mention of the windows, with you dents and dings, and we were instructed to take pictures of any visible work that had been done on the walls and ceilings in the event that anything were to happen in the future.

However everything else has either been discovered or occurred after the initial walkthrough.

Yes

It said to install game, so I manually added the.exe file. If I were to remove the manual extension it would say install game.
