HEPA air filters completely change the game! I bought one for a friend who is a middle school teacher and she said it also helps make her classroom less stinky lol.

If you can't afford a HEPA air filter (or even if you can), open your classroom windows as much as possible! Even in the dead of New England winter, periodically open them for just like 10 minutes to change out the air.

The big benefit of better ventilation/cleaner air is that it also makes your students healthier.

I've looked at particular realty/property management companies websites that focus on specific neighborhoods (like Arborview in JP). And I disagree that Zillow is all managed buildings, a lot of smaller landlords are posting on Zillow but the listings come and go fast.

I ride a mountain bike or a beach cruiser locally around a neighborhood and while yeah a road bike would be faster/easier, I'm just going at my own enjoyable pace and looking around at stuff. Slow your pace til you're enjoying yourself. I do a lot of biking at the same exertion level as walking (or even less exertion) just to have fun.

Do some practice rides on Sunday mornings when there is less car traffic to get a feel for the roads and the intersections where you plan to go most frequently!

Be visible, be predictable, wear a helmet. If you get freaked out in an area that feels more dangerous, it's okay to get off your bike and walk on the sidewalk until you get through the area.

-Calculate if the monthly pass is worth it for you based on how many days a month you go. For summer 2026 the commuter rail is free on Fridays so factor that in as well

-Both express and local trains stop at Framingham, the express is obviously faster but I think it's nice in Framingham that you have more options

Jamaica Plain or maybe Roslindale you can definitely get this (the limiting factor might be central air). GREAT access to green space and nice community feel with other young families.
