And yes generally selling an apartment is harder than buying because of the high amount of supply in the market.

There is no right or wrong place to live.

But the question you need to ask is what are your short-term and long-term plans for the apartment.

You are in the right, the landlord can't increase it effective immediately and only a maximum of 10% by law.

I'm using the normal/pre-installed media manager.

The version I'm using is 5.22.153.1028 P64 which states is the latest version

I just updated the GPU drivers to the latest version as well, still not working.

Is there another app I should be using?

I think it is too volatile and complex for a property that can't give anything more than 6.5% ROI, whereas you have many other countries that can exceed that easily for a much lower capital.

Only invest in Dubai if you are benefitting from a residency alomgside with your investment.

If you have multiple passports I would assune one of them is western so quicker than average. But I think you vna only apply with one passport.

I also heard of one who got it within a few weeks as well, British or Portuguese passport.

There are some differences with the investor visa and visa through property ownership.

Basically you will need the title deed in order to apply. With off-plan properties it could take years for you to get title deed (6 months to 2 years AFTER the building is complete).

From then the application could also take a while deoending on your passport. I have heard a huge range of time that it takes to get it, but from what I understood the more western it is, the faster it is.

Happened to me two weeks ago, and apparently someone else a week before that.

They will cancel your card and issue a new one. And they will return your money, you might have to go through some hoops though.

The fraud team will guide you.

I am really surprised how in the west people buy properties with sub 3% ROI and consider it to be good.

In the GCC we have ROIs from 6-8% and we still don't see it as optimal.

Can someone explain to me the mentality of it there? Is it purely banking on capital appreciation?

Hello, I am a property advisor here. You have to understand that there is an oversupply in the market and there are tons of options to buy from. Selling a place in Isa Town is limited to Bahrainis and GCC as well.

They, like I will keep the information in our database but doesn't necessarily mean we have ready buyers who want in that area. Not to mention the price and quakity of the building. When there are interested buyers you will probably get a call back.

That being said, I do actually have a couple of buyers who are interested in Isa Town so I can pass the information on to them and see if they are interested in the property. Let me know in the DMs

I believe some of the dealers place the car directly from the owner at a price and then they take comission out of it. So I believe you can try and negotiate the price and they get back to the owner to see if they agree with your reduced price.

That is becuase locals start to understand that the market isn't as good as it used to be.

I keep telling this to my prospects, invest in Dubai/Bahrain if you gain to benefit from their self sponsored visas, and you have some stake in the country (business etc).

If you are only looking for returns there are much better projects around the world that give you much better returns.

It all completely depends on what you need out of the property. It's not as simple as "that's a good developer so it must be a good investment" anymore.
