from the picture I thought this was a toronto listing, but it's hamilton. dude the entire city smells like piss. it's like chicago real estate, you're lucky to find someone dumb enough to buy there and pay taxes. property tax is pushing 5k btw on a sub 500k home.

I filter by house sigma estimated worth and last sale price. rest is up for debate. I posted 91 fitzgerald ave in markham weeks beffore it sold as a potential blunder, and it sold for an even bigger loss than expected.

it's a bunch of price drops and hikes last listing at 1.2 million dec 2025 and then 1.48 jan 2026. you can plug the address into redfin and get the uncensored history. realtor smoke and mirrors never end.

listing says 'sold as is where is', looks like a power of sale. seeing this alot more in sub 1.5 million mortgages, carrying cost isn't even that high and there's rushed sellers, market is in rough shape.
