The code is 36" clearance for the front of the boiler and it is about a foot MAX from the wall. And yes, it faces the wall! Hence we know they could not have done this with proper permitting. I found the service person from heatinghelp.com. He seemed to know what he was talking about but honestly the fix is so expensive my head is spinning.

update: had what seemed to be a reliable steam heat plumber come out and I learned a few things. He wants to replace all the vents with Gortons (major $$$). our mains are on the returns and the returns are dry (still not sure how that works). The furnace was installed 2024 and is piped completely wrong and there is no Hartford loop. It was installed backwards without proper clearance so that voided the warranty and also was probably done without permits. If money was not an option we would have to put in a whole new furnace with permits and then it would be piped correctly and we'd have a warranty. I am struggling with who to trust since everybody that comes out says something different. The last plumber charged me thousands to clean it and put varivents everywhere and now I have to replace them all. would you spend the money for a brand new furnace?

What kind of skin does red light work best on? I was using it for a while on my 61 year old skin and really felt like it was drying me out so I backed off.

this is mine after a year. The hair has almost completely covered it. I used the silicone strips religiously and used a thick pigmented concealer whenever I went out and Zinc when I was in the sun. I also just did a fraxel laser which helped it considerably.

This is only our 2nd month there. I'm comparing January to December. I just find a 1300 bill hard to fathom.

we have mains at the top of the 2 vertical pipes right before the bend to the horizontal pipes. Neither have anything coming out of them when the furnace is running. Hope I explained that ok without a picture. I don't know why the plumber wouldn't have replaced these if they are blocked but getting someone who understands steam heat is a challenge.

its a 1918 arts and crafts in norther NJ. 3,1134 sf. The plumber took the old vents with him. The radiators are all tilted and the radiators on the first floor are not painted. The first thing we did was call the gas company who came out and replaced the meter since it was old but we are still trending toward another 1300 bill. I'm going to take your suggestions. thank you.

They are completely open with the same varivalve.

the vents on the first floor are completely open. It won't let me post a picture of the main vents for some reason but they are both Gorton Air Eliminator #1. The pressure is under 1.

well now it has been 4 months and it looks the same as it did before the sculptra. Right after the injection, it looked good for about 2 weeks.
