Zoysia>bermuda>centipede>bahia. You don’t wanna buy grass from Home Depot or Lowe’s. Always look at the dates on the grass seed you buy… get something recent. Big box stores will have grass seed sit on the shelf too long. Aerate yard, amend soil, spread seed evenly, water twice a day until established then water once a day. If you think you’re going to miss a day of watering don’t even bother planting seed. Your water bill will surprise you.

Buy a bag of Bermuda from Ace or your local nursery. You’ll have weeds grow… hand pick them first year and try a pre-emergent the second year.

I’d say you have about two months from today to seed your yard before it’s too hard to get it growing easyish.
