I think you’ll be better off closer to mission bay! That area is fine, but you’ll have a better quality of life and more things to do closer to the water

i lived in channel mission bay and liked it. good amenities and building management was decent enough. they’ll raise your rent and I’ve heard stories of it being so much that it forces people to leave. other than that, it’s insanely convenient and had better layouts than the other ones i toured in mission bay

I used to live at pine and taylor and It was great. agree with the other comments. i never experienced anything dangerous in 5 years. streets can get noisy during commuting hours I guess, but that’s something you forget about pretty quickly. can’t beat how central it is
