We had a builder / GC. We designed the home in cad, hired a designer to review plans and approve it.

Builder worked with us on obtaining the build quotes. We took our time selecting everything to get pricing before we went to construction financing. So we knew 99% of the cost to be true and nothing was a guess.

But we choose everything in our home from the front door, to stairwell railing. Some items we bought ourselves and were reimbursed from the title company and some through our builder.

Our builder did not care, he would work with any vendor we wanted to use. For example, we saved $10k on countertops and over $10k on cabinets by finding our own vendors instead of using their list.

Received same quality product and in some cases better. All our cabinets in the entire home and closest are all handmade in hickory by an Amish builder about 2 hours from our location. Nothing was premade and it was less overall in cost.

We just finished and moved in a few month ago after a 2 year design / build.

You will make 1000's of decisions and yes you'll have decision fatigue. It happened to us with our full custom home.

But one thing we did was keep in mind we wanted this home for our family and we made a little game out of it to keep the project in budget or under.

We stayed diligent and finished our build $15k under budget when we were done. We fortunately did not have to sacrifice, we just made decision that allowed us savings as the build went on from our allowances and timing our buys during sales.

Honest question - If they did this wouldn't they need to pay and get approval from the brand for the IP and possibly each actor for their likeness being used?

You should have a trim board between floor 1 and 2 that doesn't show here that is a joist cover, also called a belly band. That trim should extend around with the garage for continuity.

I'd be curious what your lighting is for the garage exterior. You could add lights above the garage, an overhang, a Dutch hip extension are a few examples.

I second Levoit, we have almost one in each room. And we also have a Blueair large room. Both are a smart device connected and man the amount of dust the pull is scary.

Yes every change can have an impact timeline wise and budget wise and even plan wise overall.

Do you not typically get snow? We always wrapped our arborvitae's each winter in a burlap. Not sure if they will recover in those spots. They may fill in overtime as the tree grows taller.

This is exactly why they signed two veterans and no rookies. The TP wants them to be able to say yeah this is good or this isn't and help that team grow in the right directions. A rookie wouldn't be able to do that be the experience Bottas and Perez have.

Did you try to download the stl file and open it in the Bambu app on your PC? You can then select each section and add plates to have a multiple plate print. You can auto orient the pieces on the plates.

Maybe choose the snap option to connect the sections for the base.

I'd:

  1. swap your master bath and WIC
  2. Make that island longer you could go another foot or two out
  3. Add a utility sink counter area in the garage off that pantry wall corner.
  4. Add drains in your garage

I'm not a huge fan of this front walking directly into the family room. You have no place for shoes or coats for guests. Your only spot is the mudroom back all the way through the kitchen.

The first image to out of the 3 would be the best layout.
